In the midst of the struggling housing market, there's an army of self builders who are busy building their way up the property ladder. Some housing pundits say that there has never been a better time to build your own home, and self build specialist BuildStore, is reporting a surge in self build land and finance enquiries.
Many people dream of building their own home, and an estimated 15,000-20,000 Britons make that dream a reality every year. A self build project can involve a substantial degree of planning, time and hard work, but the rewards can be enormous, both financially and emotionally.
One of the major benefits of self build is that everything is done at cost price, so there is no built-in profit to pay for. Therefore, when construction is finally complete, the value of the property typically exceeds the total build cost by around 25%-35%, securing an impressive instant equity in the new home.
Until relatively recently, the property market was climbing at a phenomenal rate, with an increasing volume of mortgage lending, housebuilding and housing transactions. These ‘good' times have meant ‘bad' times for self builders; there is generally a shortage of available plots of land for self builders, and the high land values price some self builders out of the market. During a time of increased development and housebuilding, self builders are often outbid by developers.
However, with the slowdown in the property market and the collapse of the private housebuilding industry, land is available in quantities and at a price that has not been seen in years. With the help of plot-finding agencies, such as PlotSearch, self builders now have access to around 8,000 building opportunities, but they have to move fast - good plots are being snapped up quickly. PlotSearch has reported that its enquiries for plots are still high, and have increased even more in 2010, as more people recognise self build as a way to climb the property ladder. The PlotSearch database has grown significantly in the last couple of years, from around 5,000 development opportunities to over 8,000, and with that, prices have also dropped, making it an ideal time for self builders to grab a bargain. Plots which in early 2008 were priced around £160,000 can now be snapped up for less than £125 - a 25% drop, and below the threshold for stamp duty tax.

Britain’s housing market is one of the biggest casualties of the economic turmoil, plagued with falling house prices, repossessions, a collapsed housebuilding industry, mass redundancies and restricted mortgage lending. In the face of such problems, self build and renovation specialist BuildStore is reporting a huge rise in demand for its services, as the nation’s frustrated homeowners take matters into their own hands. Current subscription levels to the online service are up over 140% one levels six months ago (October 2008); in the last three months, since January 2009, subscription levels are up almost 50%. BuildStore’s Chief Executive, Raymond Connor, explains: “It is a critical time for the housing market, which has been suffering since the start of the credit crunch in 2007. Homeowners are now looking for an alternative way to climb the property ladder, and are realising that by building a house themselves, they can save money, protect against negative equity and get the house they truly want, as opposed to paying a premium for a house that has been designed and built without their input.” This recent surge in demand shows that homeowners are taking advantage of the increase in land availability (up 50% in the last 12 months) and falling land prices (down 20% in the last six months), with average monthly subscription levels already 20% up on last year’s monthly average. The PlotSearch database is currently listing over 9,000 building opportunities, over 60% of which are priced below the current threshold for stamp duty (£175,000 until 3rd September 2009) and a third are priced under £100,000. At a time when new homes and mortgages are both in short supply, self build plots, construction labour and even specialist self build mortgages are accessible and available, and BuildStore predicts that 2009 will see more homeowners become homebuilders.

While you're there, talk to the local residents, browse the adverts in the local paper, visit estate agents, and even see if you can put up some notices in local shops to let people know that you are looking for a building opportunity, whether it's a plot of land, an old cottage, or a barn.
5/ Out with the old: As the heart of most family homes, the kitchen can be one of the most expensive rooms in the house. If you are thinking about replacing your kitchen, then you could save yourself some money by ripping out the old one yourself. It will take two people a day or two, but it will save you paying for someone else to do it.
6/ Don't forget the outdoors: With the warmer weather no too far away, many people will want to spend more time in their garden, whether it's a relaxing read or a garden party. Make sure that you have somewhere nice to enjoy the sun by doing a bit of landscaping. Laying a new patio, or some decking is a good weekend project and doing it yourself can help keep the costs down.

BUILDSTORE CALLS FOR MORE LENDING TO PROVIDE NEW HOMES & CONSTRUCTION JOBS
With construction workers currently at the top of the dole list, self build specialist BuildStore is calling for more funding from lenders to help meet the demand for self build and pull construction workers out of the dole queue. The company is reporting enough demand to double its mortgage lending to self builders and boost the flagging construction sector with thousands of new jobs, saving the state tens of millions of pounds in benefit payments.
The potential for larger scale self build is significant, says BuildStore, and its enquiry levels in 2009 demonstrate that there is a growing demand from frustrated homeowners. BuildStore normally arranges around £500 million in self build mortgages every year, but is appealing to lenders, including state-funded banks and local building societies, for more funds to meet the demand and boost the construction industry, supporting local labour supply and skill bases, and providing investment in local communities.
Raymond Connor, Chief Executive of BuildStore comments: "It is a critical time for the housing market, and we believe that self build housing can play a big role in kick-starting activity, by providing new homes and new jobs. BuildStore believes that the social and economic benefits of self building are too significant to ignore, and is therefore urging lenders to make an allowance, however small, for the self build mortgage market.
"State-funded banks now have an obligation to put money back into the economy and local building societies could be doing more to support their local communities. At a time when housebuilding output is at its lowest for decades, mortgage lending is restricted, and thousands of construction workers join the dole queue, self build could become a real alterative to delivering the UK's housing needs, providing quality homes, supporting the troubled construction sector and local workforces.
Construction Dole Queue
The recession has put the construction industry under immense pressure, leading to tens of thousands of job losses, and the lowest level of housebuilding in decades, creating a shortage of new homes and an ever-increasing dole queue.
The UK construction industry employs 1.29 million people, but over the last year, the rate of construction job redundancies was higher than any other sector, including the banking & financial sector. Most of these job losses have been in the housebuilding sector, which accounts for almost 40% of the overall construction output in the UK.
Figures published by the Office of National Statistics last month reveal that construction workers are at the top of the list of out-of-work dole claimants, costing the Government nearly £4million each week. Construction trades, such as carpentry, bricklaying and plastering have all recorded over 100% increases in workers claiming dole payments in December 2008, compared to December 2007, with 78,540 more tradesmen joining the dole queue at the end of last year.
BuildStore believes that there has never been a better environment for self build and as the construction industry has been hit hard by the recession, the opportunity to safeguard skilled construction trades and provide better quality housing is there for the taking. With the current annual output at 20,000, the self build market provides 28,453 full-time construction jobs, with a total spend on construction labour and professionals of £1.19bn each year.

By enabling an extra 5,000 self builds each year, 7,113 full-time construction jobs are created, representing an additional £298million spend on labour.
Mr Connor concludes: "The Government's target to build three million new homes by 2020 is under threat, but BuildStore believes that self build housing could make a significant contribution to this target - we have the demand from self builders, the availability of land and labour, and the access to funding to make it happen. We can also safeguard thousands of jobs and keep skilled labour and local economies thriving, by enabling the delivery of more homes using the self build model."
