Friday, March 27, 2009

I was recently asked about topographic and climatic details in and around the Montanas de Caldera site in Chiriqui, Panama and I thought I would broaden the scope a little and also offer some observations and opinions on the region. I think it will help you in your information gathering exercises, your due diligence.

I must however, firstly say a big thank you for those readers who have written to me thanking me for my efforts.

Writing these Newsletters is not an easy task and getting the balance right can be problematic but, I think you all deserve honest and researched information because anyone considering relocating, retiring or investing here in Panama and especially here at MdC really does need to know what’s happening. So a big thank you to you all.

For those of you who have visited the MdC site most [I presume] will have approached from the Boquete or David area and I really must encourage everyone to venture further out while they are here.

Visitors to the region seem to think that David and Boquete are the be all and end all but they most certainly are not.

So, what is in this region? What can you expect to see and where can you go?

Volcan is a beautiful area [once you get off the main street] and the countryside is stunning. There are some good spots out there where you can see ancient remnants at Sitio Barriles ~ http://volcantourism.com/sitio_barriles/index.htm ~ for instance, or make contact with some of the areas gardeners and plants-people who really know their onions from their leeks . There are some very good restaurants there too. However, Volcan has a similar climate to Boquete in that it can be cold and wet or damp so choose your timing well or bring your waterproofs and a ‘brolly’ as we say in the UK.

Caldera is a nice place to see as well with its ‘Hot Springs’ and its strange prehistoric Petroglyphs. The road through Caldera takes you through some nice rolling countryside and over some bridges spanning clear rushing rivers. The last time I tried though I had to turn around and come back the same way. It is worth the journey though.

Also, from the MdC site, if you go down the road towards Caldera but turn right at the bottom of the hill before the hairpin bend….. just follow that road. This takes you through some gorgeous countryside and in to a small town called Gualaca. I have driven down this road nearly every day and the wildlife my wife and I have seen has been fantastic. Apart from the birdlife we have seen Janguarundi, Coati, Jackals, snakes, turtles, tarantulas, all crossing the road and wonderful to see. From Gualaca you can either continue straight on and drive up in to the mountains towards Fortuna and further towards Bocas del Torro. There are pristine Cloud Forests to explore up there and waterfalls and much, much more. My wife and I had the honour of releasing an Oncila, a form of small wild cat with gorgeous markings, up at the Lost and Found Lodge for backpackers. It was fantastic to see this little cat scurry off in to the forests.

Or, back in Gualaca, you can turn right which will bring you down on to the Plains of Chiriqui through agricultural lands and down to the small town of Chiriqui at the PanAmerican Highway junction.

Everyone who visits the area will visit Boquete, the land of Eternal Rainbows [which should tell you how wet it can be].

Boquete being the central point in the area has lots of physical and recreational activities of which you can avail yourself so don’t forget, all these things are yours for the seeing and the taking part when you eventually move down here to MdC.

The region of Chiriqui is truly a stunning place in which to live and explore. For those of you who have an interest in wildlife…. this is certainly the area for you. Panama is right up there at the top of the tree for wildlife diversity and it’s never too far from you. Get in touch if you want to know more.

Recreational tourist attractions are also wonderful experiences and details of those can be found in reception at MdC or, again, get in touch and I will provide you with some contact details.

Moving swiftly on to our themed subjects for this month.

Elevation of the Montanas de Caldera site is around 500 meters. You can check this out by going on Google Earth ~ http://earth.google.com/ ~ if you haven’t already got this stunning little programme you can download it for free from this address. The co-ordinates for MDC are 8 degrees 39' 32.13N and 82 degrees 24' 43.75W. I put a tag on the area and the new version of Google Earth shows a very clear image of the site pre-construction. Google Earth has not done a pass over for the last 3 years but I expect the images to change soon. Google say they try to renew images every 3 to 4 years. One thing I did find incorrect [and I have reported this to Google Earth] is that if you search for Caldera say, it brings up “Caldera, Pedregal, Panama” and when you select this it then proceeds to show you something on the outskirts of Panama City. Hopefully, during next few days they will amend their programme accordingly.

Let me give you a little more geographic information whilst I’m on the subject.

The Province of Chiriqui is positioned just below Bocas del Toro and runs adjacent to the Costa Rica border to it's west and along the Pacific Ocean to it's south.

The largest community in the area is David, which is actually situated below sea level.

David is a short distance from the Pacific coast and is very hot and humid, perhaps even more so than in Panama City. Yes, it can feel like a cooker sometimes!

However, just to the north lies the "Cordillera Central" mountain range, where you can find the popular tourist areas of Boquete and Baru Volcano.

This portion of Chiriqui has the country's coolest temperatures, and its climatic patterns differ from anywhere else in Panama.

Up in the Volcan or the Boquete areas communities settled at 2,000 meters plus above sea level, where the evenings in particular are very cool and damp; temperatures can drop as low as 0 degrees Celsius (32 degrees Fahrenheit), or cooler. It’s in this region that coffee is grown, milk and cheese are processed, and ornamental plants are grown for export.

Panama is an unusual country because it has so many ‘micro-climates’ all of which have helped create favorable conditions in which to enjoy outdoor touristic activities.

Whether you’re interested in sun bathing, diving, hiking, or bird watching, Panama's climate provides ample opportunity to enjoy them all.

Rainfall in the area is more difficult to give precise information. During the dry season – it’s dry. During the rainy season; in the early months we see sunshine in the mornings and rain in the late afternoons and evenings. These rain showers can be heavy at times but relatively short lived. As the year wears on the rains get more concentrated and frequent. Remember though, this is a ‘tropical’ country so rainfall has to be taken in to consideration. The nice thing about it is, even when it rains, its warm.

The rainy season takes place between October and November, and so the best months to visit are mid-December to late March [if you like warm dry weather]

Regarding the MdC area in particular….the rainfall is a lot less than Boquete, Dolega, Potrerillos and Volcan. Historically, places like Caldera and Gualaca [a little further away] have much less rainfall than the other popular areas in an around Boquete.

On a personal note, I come from the UK and when I chose Panama it was because I wanted somewhere warmer and dryer. I really cannot see the sense in choosing to come 8000 miles for the same cold and wet climate.

In any event, cold and wet means damp and in which mould flourishes which is another factor to consider when considering the higher elevations.

The area around MdC is as I’ve said, a few degrees warmer [and therefore more pleasant for me] than Boquete and Volcan et al and certainly dryer. Last year however, we saw some very unusual rainfall patterns as did a lot of places around the world. You may have read about the floods which affected areas like Boquete late last year. Much work has been done to repair the damage but the track of the flood can still be seen through the Boquete valley.

One of the benefits of the site at MdC is that the ground itself is very free draining which is an excellent point if the rains are heavy ~ and they can be during the rainy season.

Before I leave these subjects there are 2 other things you need to know about this area in particular. Fog/mists and wind.

You will all know and appreciate that when you have warm and wet air meeting cooler air you get fog or mists and the area around MdC can be prone to having them at certain times of the year. It usually occurs in the evenings but clears as the night progresses.

Also, the proximity of the Caldera Mountain range and the prevailing winds ~ the Bajareque ~ can mean some strong winds at times but again, these only appear at specific times of the year and then calm down.

The climate here is as good as it gets and I for one enjoy it.

So, I hope all of this is helpful in your due diligence but remember, if you have any concerns or questions, just get in touch.

Hope to speak to you all next month.

What a mess the world seems to be in?

The world is in a mess isn’t it?  Financial news is so depressing as we are told daily [if not hourly] in every which way, that everyone is or should be suffering from this ‘global recession’.  There are models of course to differentiate between ‘recession’ and ‘depression’ but at the end of the day, the bottom line is ~ such emotional turmoil for everyone.

Financial problems are surely one of THE biggest issues affecting both individuals and groups [as in businesses] in the world today and even more so with this ‘credit crisis’.

As individuals, the emotional turmoil we feel when under financial pressure is enormous and is really damaging to our personal health, wellbeing, our relationships AND our future.

From a business perspective the problems are compounded because first of all we have to take account of those ‘individuals’ we employ in the business and who rightly rely on the business to provide for them and their families. Business owners then have the turmoil of steering and guiding the business through the shark infested waters which is that diminishing pool we call the ‘marketplace’. With fewer people buying commodities, etc and businesses failing, this can be a horrendous and such a draining task in more ways than one.

Make no bones about it; the world will not recover from this current situation within any short term forecast. The world dug itself in to such a deep pit that it will take time to crawl and build out of it. Greed, avarice, power and envy are such powerful global ‘drivers’ and have been for such a long time. These are traits that need addressing because be in no doubt, the Financial Institutions [Banks, Insurance, etc] and Big Business are responsible for our dilemma not Politians. Politians are puppets ‘dancing on strings’ pulled by finance and power.

So what can be done?  What can we as individuals do?

I don’t have any magic wands as many economic commentators seem to ‘wave’, nor do I have any ‘crystal balls’ in which to divine a rosy future……no. But what I do have is experience, your common garden, real life, living, experience.

Long ago I was young and free with my money; I was a young apprentice, then a newly married man complete with loans and mortgages, a new father [phewww, what responsibilities came with that one?], a worker who worked hard and conscientiously but even then lost jobs, made redundant, and yes, have even been fired [for a variety of reasons], served at Her Majesties Pleasure [as a Police Officer], retired from the Police to then change direction and lifestyle and devise, operate and run my own business employing people all over the UK. So, as they say ~ ‘been there, done it and got a wardrobe of Tee Shirts’ so to speak.

So what, I hear you say, has all this got to do with the current global malaise? It has plenty, but only if you dissect the situation and then apply empathy and experience.

I can empathize with so many people as either individuals who are fearful daily about losing their jobs, of meeting the next utility bill, of what the Postman make drop through the letterbox in the door, of being able to buy decent good quality food, expectant parents worrying about their futures and those of their children, sick, ill and infirm people worrying about their healthcare, business people frantic about keeping hold of their businesses and creations.

There are just so many negative aspects which are taking up so much of the ‘psyche of society’ at the moment and yet, turning on the television, seeing the News, we all see the suave neatly dressed Politicians smoothing over the creases which are our emotions and fears. They just don’t comprehend what it’s really like ‘for us’.

So, where am I going with all of this?

Well, for very many I can only empathize because to try to do otherwise would be impossible. However, there are sections of society to whom I can make certain mention and to whom I can offer some guidance, some alternative thinking.

There are sections of people in society no mater in which country who, in the past, have been careful, have been prudent and who have either saved or who have made wise choices in their investments.

There are also sections of society who have retired but have been fiscally wise insomuch as they have no mortgages but liquid assets deposited in the Bank or safe investments waiting to be realized.

There are also those who have been frugal or determined in their future forward planning and who have saved for this very period in their lives; a period where being ‘stress-free’ is ‘key’. Where being ‘debt-free’ is ‘key’. Where having the ability to pursue their ‘dreams’ are ‘key’.

I come from England, a wonderful, wonderful nation filled now with wonderful people but seeing a growing and very diverse and complex society. I come from an environment which is exceedingly expensive just to ‘tread water’, where living is a nightmare for everyone [other than the wealthy and even those people are feeling the painful pinch]. I come from a place whose weather is euphemistically and actually is cold, damp and grey for most of the year. Oh yes, I admit and agree that there are wonderful, spectacular areas in England and the sun does shine but……. I simply could not afford to live there now, could not afford the lifestyle I feel I deserve, wanted and dreamed about and could not follow ‘my dreams’. So where am I now, and what does this have to do with the global malaise we are all floundering ?

At the moment I am in Panama, brave soul that I am. I set out on a new adventure from England bringing my pension with me to a more affordable environment. My wife and I bought a 3 bedroomed Panamanian house with 2 bathrooms, kitchen, dining room, living room and studio, a very large garden with exotic fruit and nut trees all on 1 hectare of land [10,000 square meters which is about 2 Rugby/Soccer pitches in size] and the views to die for.

I won’t tell you how much we paid other than to say, it was inexpensive. I know of nowhere in the UK you could do such a thing at such a price for so very much. I have also been all over the US, Canada and many European countries and of which again, I don’t know of anywhere were I could have bought such a place with such a ‘year round warm climate and environment. Yes, Eastern European countries offer some nice inexpensive properties with wonderful outlooks, etc, but year round living? I couldn’t take that cold weather any more. Heating bills really feast on your financial resources so best to do without them I say.

So, having bought this idyll, what now? Our monthly bills [outgoings] are; electricity $25 = GBP14, water $3 = GBP 1.70, gas [cooking] $2 = GBP1 [yes that’s about one pound per month] and NO taxes. My combined monthly outgoings are about $30 = GBP19.

When we got here we bought a large, what they call an SUV, which is a 4 x 4 vehicle which ours is bigger than the Range Rover. Wow, that must be expensive to run ~ I hear you say. No, it isn’t. I called in to a Shell garage the other day and it cost me $38 to fill it from empty [that’s about GBP22]. Car Insurance was around $120 for the year [GBP70 approx] and again, NO tax.

Food wise I have access to everything I want and am used to ~ virtually because they don’t sell Marmite or hard crumbly cheeses here. And the costs are about a quarter of what I would expect to pay back in England. We eat out 2 or 3 times a week [with wine] it’s that inexpensive.

Panama is a very special place. The weather is generally warm to hot [but can be cold/cool at altitude depending on where you live], the countryside is awesome, beaches on both the Pacific Ocean and Caribbean Sea are to dream about and within easy reach and the wildlife……. well, its just stunning.

There is a good and growing ex-pat community here and we have made some wonderful, wonderful friends. We have money in the Bank and in our pockets, have options AND ….. are debt free. It really is living in a holiday, if you know what I mean.

Living the holiday also provides you with that most precious of commodities….. time. Time is what we all have and spend but can NEVER, ever recoup. Forget gold, forget diamonds, forget all that stuff, what you have to realize and fully appreciate, is that ‘time’ is the most precious thing we will ever have so we have to spend it wisely.

So again, where is this taking us? It’s taking us to ‘frames of mind’, of ‘choices’, of opening our eyes and hearts and soul, of doing………. something……… different.

Often [and it’s a vast majority of oftens] people sit in their chairs in the same place bemoaning their situation and yet fail to see that perhaps, just perhaps, there may be an answer. They may have choices. Whether they choose to exercise them is another matter and theirs is a personal choice/decision. But which ever choice is made you have to accept responsibility for them don’t you?

Choices are those personal engagements that require work however, require effort, determination and fortitude. It may [or may not] require relocation, it may require a totally different outlook with different expectations but usually, it’s for something you have thought about, dreamed about, fantasized about.

Being here in Panama, I left behind my family, friends, and ‘life’ in a fashion; and it really is an enormous step. But I started another adventure with my wife.  Another chapter in MY book, MY diary. They say ‘scratch an Englishman and reveal a Pirate’ well…… for me, it’s all about living life as an adventure…… but living life as you should live it because it is yours to live and as far as we know it, we only have one chance to live it. When I told my elderly mother what I was thinking of doing do you know what she said to me bless her? ‘Michael, go and do it because you have to live your own life not pander to someone else’s’. What a wise and loving mother she is and was.

If you have the wherewithal the resources, if you have that inclination, if you have those choices available to you, consider them, seriously. Look to other climates, other environments, where you can ‘live and breathe’ without fear, stress and strain. I believe that life really is for living and not for working, struggling and worrying. I even help some other people now because my wife and I devised, designed and published a site that helps people sell their properties…. Check it out………. It’s called www.choosechiriqui.com

Panama is a wonderful place to live. I live in Chiriquí, a province near the Costa Rica border but there are other parts of the world too. Just don’t be swamped in the delusion that ‘there is no way out’. There is always a way if the will is there.

Unique 'Special Interest'

Property & Business Opportunity

Panama is world famous for two things; the first, obviously, is the Panama Canal and second is the richness and sheer diversity of its wildlife, flora and fauna.

Panama is currently in the throes of a large and ambitious Government sponsored global marketing campaign to attract more researchers, tourists, investors, retirees, etc, to the country.  This in turn is generating a great uplifting in all infrastructure and transportation provision.  The worlds focus is firmly on Panama.  So, it was no surprise to discover that in Panama there are some wonderful, wonderful opportunities.  I came across one the other day which would be extremely attractive for anyone who was Eco Resort or Wildlife Rescue and Study orientated.   This is a  truly unique Special Interest Living and Business Opportunity which is Panama based, located in one of Panamas’ special and select areas and in which everything is provided.

This unique claim is being made because nowhere else in Panama [and in Latin America as far as I know] is anything similar being offered or considered.  This ‘offer package’ involves a 'real' love of nature, a 'real' knowledge and experience' of animal [both wild and tame] husbandry, a need for community based service provision and a provision of facilities for education, research, study and medical treatment.   It also includes fantastic private living accommodation, many buildings, beautifully landscaped gardens, other housings, structures and facilities, plans for further development buildings such as research, medical and educational, huge goodwill [that the business has generated over the last 4 years], land [both developed and ready for further development], all the attractions and facilities [which ensures the truly unique local nature], all relevant forward planning, contacts and a very popular website ~ a total living business package.

Of course as with any business and property enterprise there has to be an income and this business is no exception.  The level of income has been steadily rising during the last 3 years and is now ready for its next uplift.  Also, any business or 'interest' enterprise has to have something to offer and of which there is demand from the paying public.  Again, this ‘unique’ opportunity has this in abundance with paying visitors attending daily [7 days per week] and volunteers arriving to give of their time from all over the world.   Finally, enterprises like this should provide benefits to the operator, the user, customer and local communities and of which this ‘unique’ opportunity provides like no other.   It is often heard and read when businesses are being offered for sale the words and phrases such as, ‘fantastic’, ‘awesome’ and other positive expletives.  However, having visited this place I am convinced that few can match the claims that this unique opportunity provides.  When I tell you the asking price ~ $1,250,000 neg. [one million, two hundred and fifty thousand dollars] you will understand that this is a serious property and living business venture.  This particular and unique type of business will appeal only to those who already have this ‘special interest’ at heart ~ wildlife, nature, care, study and husbandry or, are experienced or even entrepreneurial enough to appreciate the very great value and opportunity we present.

I hope to have whetted your appetite enough for you to inquire for further details.

Get in touch soon.

Welcome to CHOOSE CHIRIQUI

Reasons to choose Panama as your Retirement Destination

Why choose Panama as your retirement, second home, land or investment destination?   And if you choose Panama, where in Panama should you focus upon?

There is definitely more to Panama than a waterway between the Pacific Ocean and the Caribbean Sea / Atlantic Oceans!

Panama is one of the world's top retirement destinations already and featured in so many reports, studies and publications as such.  It is promoted as the world’s number one Medical Tourist destination.  It is also a world class Tourist destination ~ particularly for adventure and more so for its ecotourism.

Long has it been overshadowed by its neighbours such as Mexico and Costa Rica where mass tourism is now the norm.  Panama has been relatively unknown except to travellers with special interests such as the world record deep sea fishing, fantastic birding, all five classes of white water river rafting and the rain forest experiences. All these exciting opportunities together with wonderful beaches and great surfing, kayaking, snorkelling and diving, ensure Panama has something literally for everyone.

It also has an interesting cultural background, from the stone age indigenous peoples (still in evidence) through the history of the Spanish Conquistadors, Pirates and gold hunters to the now its modern society with an infrastructure that is first world.

Panama is still a country where, by all reports, boasts one of the worlds richest and most diverse flora, fauna and animal life.  From the Caribbean Sea to the Pacific Ocean, imagine the choices on your doorstep! In addition Panamanians are some of the friendliest people you will ever meet.   All this [and more] makes Panama and ideal location or relocation for retirement or a second home.

Recent reports and statements from the current President Martin Torrijos state that Panama is very much unaffected by the worlds credit crisis.  Admittedly, the currency is closely tied to the US dollar but cost of living indexes and land / property prices are very stable indeed in comparison to other countries.

American, Canadian, European, Russian, Chinese, etc, really do need to safeguard or protect their savings / investments and Panama can provide ‘real’ and firm answers.

Bargains are still easy to find.  The door remains open to inwards investment and retirees.

Even more reasons to Choose Chiriquí

There are so many excellent reasons and very many wonderful places in Panama but none quite match up to the province of Chiriquí.  Chiriquí is THE rich and diverse area where it is impossible to make a list of all the persuasions!  However, here are just a few pointers, to begin with:

To live in Chiriquí is to be lucky to be living in and amongst such a wonderful and unique environment and people.

The properties listed on the site ~ www.choosechiriqui.com are genuine and loved homes ready to move in to or, parcels of idyllic land ripe for spectacular development or rare opportunities to build or develop Eco Resorts with a difference.

The properties featured on Choose Chiriquí are presented by the Owners which ensures potentially huge savings in Real Estate Agency commissions typically around 6%  to 10%.

Many in Panama speak or understand English. English is Panama’s second language.

The official currency of Panama is the Balboa, but the US dollar is accepted everywhere in Panama.

Panama has excellent health care provision and certainly on a par with the US, Panama is the No 1 Medical Tourist destination in the world.  For Americans, there is a Johns Hopkins Hospital in Panama City, as well as other reputable clinics/hospitals throughout the country, and all of them accept major US/European Medical Insurance policies.  People come to Panama from all over the world to partake of the healthcare service provisions here.

It’s so very easy to purchase property in Panama, and the fees are simple and reasonable, too [if you have to pay them at all].And don’t forget all the existing property tax incentives.

For those retiring to Panama there is the unique Pensionado Visa where you get so many advantageous benefits on top of a wonderfully warm climate and very, very low cost of living.

The Panama Canal is undergoing a $6 billion investment enabling it to be widened and adding further ‘locks’, increasing Panama’s potential for prosperity.  This staggering development will also bring even more retirees to Panama enabling social circles to be widened still further.

Property prices are very, very low indeed especially compared to the UK and Europe.

Cost of living expenses are also very, very low indeed when compared to the UK and Europe.  I couldn't believe my first electricity invoice of $25 for a full and busy month, $3 per month for my water and gas prices running even cheaper than that.

International travel is developing with KLM and Virgin scheduling direct flights from Europe.  David Airport is due to be converted in to a full International Airport thereby uplifting Chiriquí’s accessibility In Panama

There is always something wonderful to see and exciting to do.  But in Chiriquí it is especially so.  Here there are majestic and beautiful mountains, white water cascading rivers, tropical rainforests, mountainous cloud forests; the most diverse flora and fauna than almost anywhere else in the world and you are never very far from its incomparable beaches on either the Pacific Ocean coast or the Caribbean Sea.

If you are bringing school-age children or grandchildren with you, Panama has such good schools and private schools.

Panama is breathtakingly beautiful, wherever you look, but Chiriquí is quite spectacular within all of this beauty.

So, to sum up;

Panama is STILL the leading country to consider investing, retiring or sheltering hard earned cash reserves or incomes.  Panama is STILL the most stable environment for land, business or property purchases with prices either holding or appreciating ~ this is in comparison with many countries where depreciation of land, property and buildings is becoming the norm.  Panama is STILL the most diverse habitat for wildlife and physical activities.

Choose Chiriquí as a website, has been developed with all the above in mind and to provide Owners who are selling their properties with an interactive and human contact resource rather than the normal Real Estate Agency, automated, robotic responses and static sites.  Owners need to have confidence in that their properties are being marketed actively and not just being showcased.   It is therefore important to understand that good For Sale By Owners websites should be more than just a brochure or a gallery for nice pictures.   FSBO sites should provide easy access to the purchasing processes.  Be efficient and cost effective.  Be run for the benefit of Owners AND Buyers alike in eliminating the huge costs from high Real Estate Agent commissions.   Owning your own home in Chiriquí is special…… you have to try it to believe it.  Choosing Choose Chiriquí as a portal to viewing property or even asking for help and assistance is what the website is all about.   If a Buyer has a particular set of preferences they can certainly make contact with Choose Chiriquí…. And if a Buyer is attracted by a property they need to be assured of prompt and honest attention.  Choose Chiriquí as your favoured site for finding your property, development, business or your new home.
