Hi all - this is brand new deal so can't give you everything you want to know but the basics are:Cannington newbuilds - 5 miles south east of Perth City(Cannington) - near the university. Off Plan 15% true discount prices up lifted by 8% to give a 23% discount. prices before discount are true of today's prices. 80% mortgage hence no money down. I'm trying to negotiate below 5% on exchange.
some almost built , some will take one year to be built. They give a two year rental gurantee between 6-7% yield which is market rent anyway. prices are between 200-250k$ £80-100k to an Englishman. 2bed flats in a complex with swimmingpool gym and tennis courts or 3 bed detatched bungalows with electric gates
All high spec. Capital growth within the one year of construction is expected at about 15%, the Dollar is also expected to have a correction against the pound. this is a true no-money down deal excpet for any monies that might be necessary between exchange and completion.
