95%LTV - BTL

95%LTV BTL mortgages are only possible if you get help from the vendor - ie gifted deposit/cashback.

you'll always need to buy at least 10% below market value.

the other option that I use quite a lot is the double mortgage stratedgy - two mortgages run at the same time one on purchase price the other on value - if you buy correctly this should always be at least 95%LTV.

Don't suppose you could provide a little more information on both the gifted deposit/cashback scenario and the double mortgage strategy?

Not really for me, but I've never come across them before and thought it might be useful information to have posted in the forums.

Maybe you should consider using bridging finance. They lend based upon the property value irrespective of the purchase price.There are quite a few out there I have used Active Securities (www.activesecurities.com) and Tower Finance (www.towerfinance.com)
