Advice, guidance and a share of you...

Hi
Admittely probably not the must orginal post but allow me 5mins and anyway advice, guidance and knowledge would be really appreciated.
My name is Lee, 26yrs old and live in the Nottinghamshire area. I currently work as a CAD Draughtsman and have just successfully passed my HND in building design. I have a genuine passion for building design and development but to be honest the more time I spend in a office and less time on my feet drives me crazy.
My dream job is to become a property developer and see myself in 5-10yrs time having a number of lettings properties, a gang working for me and building new properties.
I aim to start this venture in Jan 2006, allowing me time for research, buying tools, getting to know estate agents etc.
Can any one give me advice on how to start this dream of mine?? contact numbers, websites?? advice from first hand experience?? pros n cons??
