BMV, a little advise please guys

 
hi people, for a few months now ive been considering investing in property, i ve searched the internet an come across lots of agents selling property. i intially wanted to buy overseas but i recently noticed agents offering property in the uk at around 25% below market value (RICS verified) were this discount is used as a deposit making it a no money down. these offers seem vey appealing as i dont have a lot of money to invest right away.
what i want to know really is is there a catch to these deals
also with the uk market the way it it at the moment would you say it is a good idea to buy in uk now?
