Bad tenants - how can we warn???? 

I work as a letting agent on the South Coast. I am very interested in trying to set up some sort of initative with other landlords and agents on warning not to rent to certain people. I don't know whether to do this by setting up a webpage, email alerts, mailshots or what yet, does anybody else know of a scheme already set up or any ideas on how we can start working together to avoid people falling into the same trap of renting to nightmare tenants.

I understand we all reference and vet people, yet with false information it doesn't always work or it can just waste time and money until the references come through.

Very interesting idea.

I think you'd need to operate it as some sort of member scheme - not necessarily with a fee, just so that you weren't making the information publically available (on the web, for instance). So you'd have a database of "blacklisted" clients, who are recommended against, probably searched by name, location and other matching information. You'd have to watch out for potentially slanderous action and you'd have to get a large majority of agents or landlords to take part for it to be of any real use.

Who would have access to this name-and-shame list ? What about data-protection issues ? Sounds difficult to implement!

I think you would get yourself into hot water.

All sorts of legal issues. If you listed me as a bad tenant I would sue you. If you listed my personal details I would take you to the IOC for breach of datat protection. They have the power of unlimited fines and can shut you down.

My advice dont go there.

Also Agents are hardly perfect

The best way to do this is carry out thorough tenant checks.

Services such as credit-check-services.co.uk will check tenant history including CCJs etc.

Get letters from employers, copy of passport, etc.

If the tenant can not be traced on a tenant credit check then don't let to them. If they can and you want some extra piece of mind then get landlord rent guarantee insurance - you can buy tihs with a tenant credit check.
