Buying a lease

 
Make sure that when you buy a leasehold property, the solicitor doesn't allow you to exchange contracts until he or she has made sure that there is no service charge outstanding on the property. Ours didn't, and we ended up having to pay the charges, as well as the fees that built up while we argued about it!

Is it not one of the duties of the solicitor in his or her capacity as legal representative to ensure that there are no outstanding debts attached to the property?
Could they not be held responsible for the costs?
