Buying above commercial properties

 
Are there any dis-advantages of buying a flat above a commercial propert (estateagents) It would be my first place, but a mate advised me not to buy above a commercial place but had no reasons for it, he just heard it wasn't a good idea!

Aside from benefits, such as the likelihood of not having neighbours underneath you that will be disturbed by noise, lower heating bills etc, it can bring it's share of problems:

That's the main thing to look at as far as I am concerned is the potential for unexpected changes of use. You might buy the place with the business below being a nice quiet solicitors firm etc. Then, depending on the permitted use, you may find that it changes into something less desireable, the pumps out smells of badly fried food.
