Can tenants redecorate flats themse... 

Hi,

I'm a relative newbie to this and am after some advice please.

My tenant is moving out next week and the new tenants wish to paint the lounge themselves. The lounge is currently blue, however they wish it to be cream. Should I allow this? And is this a normal request? It was only painted approx a year ago and I am concerned they may not do a good job which will affect future lettings.

It is quite normal for tenants to be permitted to paint the interior of a property. However, it is also quite normal for them to be required to return the property to the original condition it was in when they first moved in, which would include re-painting it back to the original colour. Any reasonable additional costs incurred in doing this can be taken from their bond, as long as provision is made for this in the lease.

In many cases, it is easier to simply refuse their request...

Yes this is a common request and who can blame them wanting to paint a blue room! I would encourage it, however, having said that, I do have a term in the AST stating that they cannot decorate the property. This is to fall back on if they do a lousy job & they are a bad tenant.

If they ask, I would want to know who is doing it and to what standard. If you are satisfied that they will do a satisfactory job then let them go ahead. If the worst comes to the worst, they will have to live with the mess and when they move out, due to wear and tear, you will probably be redecorating anyway.
