Can they take the kitchen sink? 

Hi,

We are moving into a new flat next Friday and the owners are taking the kictchen sink with them. Their reason for doing this is that they had the sink bespokly built into some worktops. However we have since been advised that they cannot take the kicthen sink with them unless they replace it with another one. I.e. there has to be a kitchen sink of some sort left behind - would any body else know anything about this and whether it is true or not?

I presume this is for a sale?? If so, was it included in the fixtures and fitting list? If so, it cannot be removed as it forms part of the fixtures and if it was their intention it should be indicated on this or they should of made their solicitor aware. You should check your paperwork and revert to the solicitor who handled this. Get them to handle this, afterall you have alredy paid for their services.

If it was for letting - the landlord should of specified their intentions to removed this. They would need to replace it. Afterall, you could not have full enjoyment of property without this. Surely, them not replacing this would be detrimental to the property. I cannot see if they can replace it 'like for like', if it is bespoke they would struggle to refit a standard sink in it. If you liased with the landlord take it up with them, or agency involved.

Agree with above re if it was in the items list. otherwise they have to replace it. It's like if you take a light, you need to leave a cealig rose at least. you cant just leave the wiring.
