Change wooden conservatory - is it ... 
Hi, I'm looking to sell my home later this year. It has a large wooden conservatory to the rear, it's south facing and has dwarf walls. There is some small rot in the window frames but it is repairable.

My question is whether I should replace it for a UPVC structure? Will it add enough value to justify the expense/effort/mess?

I'm very tempted to repair it, paint it white (rather than current dark brown) and sell the house.

Any advice much appreciated.

Generally speaking, adding a conservatory won't increase the value of the property significantly, if at all.

However, you need to consider the overall impression of the property and ask yourself whether the current conservatory:

- Detracts from the real value of your property?
- Would put off buyers that would otherwise be interested?
- Might result in the property taking longer to sell than it would otherwise.

Within this context, you then need to decide for yourself whether it's worth doing.
