Check your tenancy agreements 

I live in an apartment I rent from RM Accommodation in Newcastle upon
Tyne. I signed a tenancy agreement in August 2003 for an initial six
month period. I have been unable to get a signed copy of this tenancy
agreement from RM Accommodation.

After the initial six months RM Accommodation requested a sign a new
agreement. The agreement set a new initial term of 12 months but as there
was a clause stating I could end the agreement with two months notice I
thought no more of it. Again I still couldn't get a signed copy of the
tenancy agreement despite requests.

A couple of months into my new tenancy agreement I took a salary cut which
meant I could no longer afford the rent. I therefore contacted RM
Accommodation and gave two months notice. I was told then 'technically' I
couldn't end my tenancy agreement until after the initial term, not the
original 6 month initial term but the new 12 month initial term i.e. ten
months from when I wanted too. They went on to say they would find
someone to fill my tenancy and subsequently did. Unfortunately they want
to charge me £275 finders fee, the difference between what I pay in rent
and what they've decided to charge the new tenant (£75) and £18 a day from
when I have to move out till when the new person would like to move in.
Total bill £422.00.

So moral of the story check your tenancy agreement, in fact get legal
advice as now I'm faced with a big bill or rent I can't afford - woe is
me!!

just find a new property to rent, its not that difficult, or better yet, just buy a place. just don't use rightmove to find it, everything is outdated on that site. try extate.co.uk or something.
