 Funding for Seychelles project.

My wife and I have a plot of prime building land (800m2) in the Seychelles that we bought cash a few years ago. We would like to build a 3 bedroom house with swimming pool on it, to sell asap for profit. Local contacts, including family, (my wife is Seychellois), tell us that we can build such a house for between £50k - £60k. We would be able to sell for in the region of £200k at present, although prices are rising as land becomes scarce.
We are looking for investors to finance the building costs. We propose to offer 1.5% per month return on investment, to be deferred until completion of the project, although we would consider any sensible proposals. We have 2 properties in the UK, one with £30k equity, the other £54k equity ( a buy to let). We also have a small business, not worth a lot. Presumably one or more of these assets could be used as security.
If anybody is interested in investing or can offer any advice of any kind on financing this kind of deal, I would be grateful if you could get in touch. All proposals would be considered. Incidentally, we do get offered plots of land over there from time to time by local contacts but find it difficult to raise the necessary capital to buy, although we know how valuable they will be before long, so anyone who is willing to invest now would be given first priority in the event of future projects.
