Getting started as a developer 

Hi

I have a burning ambition to get into property development (as do a lot of people I suppose!). The main reason being that I'm a kitchen / bathroom fitter with a lot of contacts in the building business. I am a multi-trader that enjoys his work but is not always impressed with the customers! I like the idea of buying a property, improving it and selling at a profit (or letting for a profit). What's new? My problem is that I'm not cash-rich but own a property that's valued around £450K with a £113K mortgage. There must be a way of using this equity to my advantage? I feel I have enough skill to find / develope the property but am at a loose end as to how to finance it. I plan to start small (maybe 2 bed flat that needs minimal investment to make a profit) before I take on any kind of major refurbishment property.

Any ideas anyone?

Hi Brian

My company specialises in development land, to be sold to developers both big and small. We cover sites being sold to the likes of Barratts and larger redevelopment schemes up to £300m, but also have individual sites and single plots for newer developers. we cover the whole of the UK and have sites both with and without planning to suit your needs.

Regarding finance, I also have a finance arm who would be able to find you a suitable finance package for funding.
