Help with conversion 

My husband has inherited a three bedroom house in London, which we are planning to convert into two flats. What I would like to know is: what should we do next [money and morgage is already sorted], I mean in the sense of work order?
We have an empty shell, which needs some renovation done [windows, electrics, gas, new everything basically], in which order should we tackle these and how much are the average costs?

Also I'd like to know if we need an architecht to suggest a conversion or can you just go ahead with your own plan?

I'd be grateful if someone could just shed some light on these questions as we are completely new to this [but very determined].
