I am not an estate agent but if you want to know how to value a house I reckon you should ask how much the client paid for it, try and work out the minimum he'll sell it for then tell him its worth that. Thats what most of the estate agents I have had dealings with tend to do. So they can get a quick sale and money for nothing. Or in a competitive area tell him its worth loads more than it actually is so you can bump up ya rates to say 3% and then in 2 months when their pulling their hair out coz of no viewings, call em up tell to drop the price, bish bash bosh quick sale big commision and on to the next one. Just some of my veiws correct me if i'm wrong berkshire forum
