Investment Help.... 

Given the pension crisis, I'm seriously considering Investing my disposable income in buy to let properties instead...

Can anyone recommend any good web sites to use for purchasing buy to let properties...??

There are plenty of people who will happily take your money off you and you might end up owning some property as a result, but whether it will ever give you a pension .... well that's another question.
The property market is a very different animal to what it has been over the last seven years when every man and his dog, despite making mistakes could not fail to make money. Not any more. We may see capital values jack up a little when some buy property is acquired to be invested it in these new SIPPS, but these are not suitable for everybody. There is no short cut to investing successfully in property. You have to do your own research, read plenty of books, study this site, www.singingpig.co.uk www.landlordzone.co.uk and a few others and study your subject! If you can find a way to do what you want, then ask some detailed questions here or on one of these other sites to see if your ideas stack up. While you do this, save your disposable income so that if you decide to you have a deposit to put on your first property. Don't forget that the market os now holding steady or even falling a little so you don't have to break your neck to jump in before it is too late!

You could consider investing in shared accommodation. This gives the best return on your investment since you can charge a lot more in total when you rent rooms to individuals rather than renting a whole house to a family.

Personally, I invest mostly in shared accommodation for students. I've been doing it for over ten years and now it's my full-time business (part-time hours).

Other investors I've met invest in shared accommodation for young professionals. You need to invest more in the property but you get higher rents.

Do plenty of research. Talk to estate agents, letting agents etc. and make sure there is a good demand from tenants and that the figures stack up.

Plenty of investors make a good living from property but if you don't know what you're doing you can also lose money by buying the wrong property or buying in the wrong location or buying at the wrong price.

As it has been said, plenty of research is the key. It may not be the easy investment it once was, but there are still many people making a success of it, and I don't think that will ever just evaporate! Whatever you do, don't use BuyProperty4Less. I have had a very bad experience, and will end up losing at leat £15,000, perhaps more. My advice would be to stay away from the "property investment companies" who charge disproportionate fees upfront, make it difficult for you to reverse out, once you find that what they are saying is based more on fantasy then on fact. Do the ground work yourself - its hard work, but you will reap the dividends and don't forget the maths!
