Lack of property on sites 

I get really annoyed when I use the major property search sites. I have been looking for a retirement cottage in Cornwall, but very few of the sites seem to have much property outside of London. Your SiteFinder directory has been helpful in my finding local agents in the area, but even with those sites, I seem to spend ages looking at details of properties that have already been sold!

Does anyone else have this problem or am I just unlucky?

I got really worked up cos I found a really nice little cottage in Dorset, but it had already been sold. In the end I gave up using the internet cos it was taking too long.

I found my daughter a flat in Birmingham in less than 3 days using some of the local agents on this site. I originally found their websites from newspapers, but then stumbled across The Move Channel. Now I am looking for one for my son on here!

I don't like that you have to register on many of the sites. I wouldn't have to register to look in the window of an estate agents.

Hi Jenny

My site www.sellproperty.net (still in early stages does not require you to register (unless you wish to advertise that is) Th idea I have is to cut out the middle man and allow you to deal direct with the person selling or looking to buy, This will entail open channels of communication.

At the moment it is free to advertise your property but I will soon be charging. You can also check www.photo-ads.co.uk this is where sellproperty grew from.

The problem of property sites not kept up to date is often due not to the site operators (in the case of large portals) but to the estate agents who upload their properties to them and then do not keep the records fresh.

As far as major property sites serving locations other than London, two of the best are Rightmove and Fish4homes (which incidentally is effectively owned and managed by local newspaper groups nationwide).

I actually work for an estate and lettings agent in London and we've spent quite a lot of time and money on our website.

We get quite a lot of leads through it and manage to keep the sales side pretty much updated.

But the lettings side is a little different. It is quite common for us to get a property on our books and let it within the same day. This happens because we have a steady stream of prospective tenants phoning, dropping in and looking at our website. It actually makes it quite difficult to keep our website up to date, as the turnover of properties is so fast and the lettings team are so busy.

You quite often find with lettings agents that the adverts they place in newspapers are also out of date in terms of the properties, and they may well represent the sort of properties that the agent is likely to have on their books, rather than adverts for specific properties - especially at the lower end of the market.

I don't think that this phenomenon or problem is likely to go away any time soon.
