It is normal for landlords to hold a set of keys for their properties for emergency problems, but remember that landlord and tenant law prohibits landlords from entering their tenanted properties without the express permission of their tenant except in the case of emergencies, for example: A year or so ago I received a telephone call from the underneath neighbour of my first floor maisonnette. He had water dripping through his ceiling and was unable to contact my tenant. I tried as well and had no luck, so visited the property. There was no sign of my tenant so, with my underneath neighbour as a witness, entered the property using my keys. My tenant was absent so I fixed the faulty water tank ball valve which I had just completed when he returned. Apparently he had been sleeping over after a night on the tiles. Explanations were made and all was well. By using my keys I had avoided considerable inconvenience to the underneath neighbour and a substantial bill for the repair to his collapsed ceiling! P.P.
