Lanlord making threats 

My landlord is threatening to come round and bash me in and evict me as I keep calling him to come and fix various problems at the flat.

Usually I can never get in contact with him and he doesnt return my calls. But he actually returned a call yesterday and made these threats.

I want to break the tenancy agreement.

What will happen if I just up and leave?

Do I have a leg to stand on? RE: his general bad practices and threatening behaviour

I called agent and they said the landlord has apologised and if we want to move out we need to pay 2 months rent and lose our deposit.

What is the situation with them just finding new tenants and us leaving?

Does this have to be agreed with the landlord?

Dont know what to do, any help would be appreciated

I suggest you contact the Citizens advice bureau or Shelter for advice as to how to deal with your landlord. It would appear that his agents have given him some pointed advice with regard to his behaviour, and if he has agents I suggesat you deal with them. With regard to the outstanding repairs, obtain three quotations for the necessary work, sent the agent/ landlord copies and inform them that if the necessary work is not carried out within, say, two weeks you will get it done yourself and deduct the cost from the rent.

Should the landlord continue his obnoxious behaviour, make sure you keep a diary of this and obtain witnesses. You will then be able to threaten to take the landlord to court for harassment, which will cost him much more than the two months rent he wants if you terminate your tenancy early! CAB or Shelter will advise further. You are also probably entitled to legal aid and the first consultation with a solicitor should be free anyway.
