Managing Agent ? 

My managing agent is not doing a good job. i.e. removal of vacated tenant's belongings and cleaning cost of removing graffiti deducted from myself. I could give a long list. What recourse do I have? Have anyone out there had similar problem.

Depends whether they are members of an organisation such as ARLA, or whether they are independent. If members of prof. body - complain to them. If independent - make sure you complain in writing and ask for a rebate on your fees. Prob wont work but you should look either for improvement, partial compensation or new agent.

I thought I was the only one with a duff agent. We've been renting our property out while down in New Zealand. The first agent we had - for 11 months - has turned out to be useless. The inventory is sadly lacking in any factual detail and the agent is damn useless at communicating with us! The average time for receiving statments here in New Zealand was 6 - 8 weeks! He sent them out by 2nd class UK standard mail! As a result, damage has been done to our home and I'm seeking recourse in the small claims court against both the tenants and the agent. Talk to me some one - there can't only be 2 of us!

Agents are good sales people not good administrators. They know how to sell the benefits of your house thus encouraging quick lets but insuring the rent is piad on time is a different story....you need good administrators so the next time you look at a letting agent ask to see the back office!

Have you ever considered managing it yourself?

There's lots of help out there, for example I stumbled across a really good software package to help with running your rental portfolio - Properite Landlord Software - http://www.properite.co.uk

And you can pick up tenancy agreements very cheaply from the net.
