Six month contracts 

Can someone please advise me? My partner signed a six month tenancy agreement - outlining dates started 24th September and dates ending 24th March. A month in advance was paid and a months deposit was given.
This weekend he gave notice to the landlord - letting agency - that he would not be renewing his contract after the end of March as he was moving to live with me. ( a month notice)
The letting agent now tells him that he can't give a months notice untill the end of his six month agreement and can only give it at the end of his agreement in March to move out in April. Therefore having to pay an extra months rent and in reality forcing him to stay and rent an extra month that he doesnt want to!
I see this as the agency trying to get more money ( or the deposit from him ) and have never heard of anything like this before!! I have rented myself for 11 yrs and not once did a landlord ask me to extend beyond a set time if I did not want to with no penalty cause. Is this wrong????
I always felt the letting agency was fishy - only wanting cash payment - no known landlord name - a business address for the letting agency but no telephone number etc...... What should we do?

hi dont know if this is any help but when my daughter had problems i found the web site for shelter very useful. You can get information about all sorts of renting problems.

You really need to examine the terms of the contract.

The document you signed is the first point of reference for you.
If this was indeed a 6 month contract, you would normally have no obligation to stay in the property beyond the term and you wouldn't normally even have to give notice (as the contract would expire at the end of the term). Normally the onus is on you to request an extension to the contract prior to a certain date.

However, you may have signed something with unusual clauses in it, which could muddy the waters somewhat.

I'd start by reading it thoroughly and seeing what light it sheds.

As Dan says, you can move out without giving notice at or before the end of the contract. You must not stay any longer however (even an hour) as the lease then becomes statutory periodic requiring you to give a month's notice and the landlord/agent two. The agent clearly does not know much about L/T law!
