I watched 'House Doctor' (UK Style, Channel 5) religiously before selling my 1 bedroom flat in SE London.They ALWAYS do 2 things:
1. De-clutter (we put a load of stuff into storage before having agents etc round)
2. Use neutral colours, even if that means spending money on decoration a house you're about to sell. If it means you can sell it (without reducing the asking price again), then you've not lost out.
I would just recommend making your home look as spacious and light as possible. Clear away anything that's personal (eg photos etc) and make it look like there's loads of space and storage. It needs to be a blank canvass in which prospective buyers can imagine their own furniture and possessions.
Ask the agent why they think it's not selling - they should have some advice.
Also, you can cancel sole or joint agency agreements by giving 2 weeks' notice in writing - this makes them work harder during these two weeks, as they could miss out on their commission if you go elsewhere.
Finally, you could always try selling it yourself without an agent and see if you can do a better job.
