House Builders Contract???????????????

 
My Girlfriend and i a have put a deposit down on a brand new property.
We have just been sent a copy of the builders missives and there is a paragraph saying that we are not allowed to use our new home for any type of business.The examples they cited being a "Doctors surgery" or "Gas cooker showroom".
This is a problem for me as i am a self-employed guitar tutor who does the majority of my work from my home.
I teach Mon-Thurs and only between 3-7pm.
There is no noise from pupils as everyone plays acoustic instruments.
I have never had one problem at the previous places i have lived at yet technically i will be breaking the contract if i bought this house and taught from home.
My questions are three-fold:
1.Should i tell the house builder about my teaching from home??
2.What would be the worst that could happen to me if i had complaints(Are these contracts really worth the paper they are written on)??
3.Am i worrying about nothing??

Surely once the house is ours i can do as i please,within reason,of course.

This is not the voice of someone who knows for sure, but i would say that you should probably speak with your solicitor. You can continue operating from home but obviously at the risk that if there were complaints, you may be at risk of having lease revoked.

But as it would probably go to court you would have opportunity to stop working from home to avoid this situation. The clause is
most probabaly in all leases - new and old properties since having a company on a property involves a different type of lease and obligations etc etc.

I'd say stop being such a worry wort, but if you want specific advice that is what your solicitor is for.
