landlord trying to get me to pay fo...

My landlord is notoriously slow at getting repairs done on his properties. Last year I had to live for more than three months with a soggy carpet when the drains backed up! Anyway, I informed him about 8 weeks ago of a radiator which came off the wall when my daughter was leaning on it...heard nothing, so since then I've rung him 3 more times asking when the work's going to be done. The week before last I spoke to his assistant and she informed me that as my daughter had 'pulled it off the wall', it didn't count as acceptable wear and tear and he expects me to pay for the repair myself. Now, I feel I should point out that my daughter is barely 6 years old, and weighs no more than 3 stone! The radiator is placed in a very narrow hallway less than a foot from the front door so is bound to get extra wear and was attached to a plasterboard wall only by rawlplugs. As a result I can't actually use my front door which is not only a pain but a fire hazard. I also have some other minor plumbing repairs which need doing, but I ring him he never gets back to me...Help, where do I go next??!!

I think that you have to be careful here. Clearly the radiator fitting to the wall was not of very well done and it is this that has caused the problem, but as your daughter is involved the landlord has a leverto blame his tenant for the damage. To sort the problem out would probably earn the lawyers substantial fees for what is really a very simple repair which could probably be done by a competent handyman. Although I see where you are coming from I would suggest that the best solution would be to pay for it to be done yourself and forget about it. At least you will be able to get the repair done quickly and get the use of your front door back.
The problem you mentioned with regard to wet carpets due to drain problems was however totally unaccaceptable with regard to the time it took your landlord to organise repairs. That was an emergency! Next time, if he doesn't respond immediately, write to him giving him a brief period to organise repairs and if nothing happens, get the repair done yourself using the demonstrably cheapest quotation and deduct the cost from your next rental payment.
