lies and misled

Hi, I'd really like some help.

I have moved into a rented property - short hold tenancy agreement - which was recently converted. I was the first person to live in the property but was assured that the building regulations had been obtained. I was also assured the 'open fire' was fully working.

I've now lived here for nearly three months and have had an endless email dualogue with my landlord because the fire still doesn't work. I get continued assurances that the problems will be addressed - but its always at his pace. He has recently installed a woodburner to get the problem resolved but I've just found out its unsafe and dangerous. I've also just found out the building regulations have never been obtained.

This has now left me very uncomfortable living here. Is there any recourse in law for me to get out of the agreement - and if so, how?
