I actually work for an estate and lettings agent in London and we've spent quite a lot of time and money on our website. We get quite a lot of leads through it and manage to keep the sales side pretty much updated.
But the lettings side is a little different. It is quite common for us to get a property on our books and let it within the same day. This happens because we have a steady stream of prospective tenants phoning, dropping in and looking at our website. It actually makes it quite difficult to keep our website up to date, as the turnover of properties is so fast and the lettings team are so busy.
You quite often find with lettings agents that the adverts they place in newspapers are also out of date in terms of the properties, and they may well represent the sort of properties that the agent is likely to have on their books, rather than adverts for specific properties - especially at the lower end of the market.
I don't think that this phenomenon or problem is likely to go away any time soon.
