We have decided to move after living in the same cottage for 30 years. I'm totally lost in a welter of HIPs and Land Registry forms and all the rest of it and now wondering what to buy. It just occurred to me that maybe we could start with a building plot and have a little house built on it. Is this a cheaper option than buying a house? How much does a small house cost to build?

Hi there

Provided nothing drastic goes wrong, such as dramatically overpaying for the land, recruiting the wrong builders or finding something that prevents construction, it's almost always cheaper to build than to buy. If it wasn't, no companies would be working in property development, as it would not be profitable.

However, it's not an undertaking you should go into lightly. It's stressful, time consuming and requires considerable negotiation and project management skills. In my experience, provided you are planning on building a house big enough to justify the costs, you have the time and money to be able to put down now without selling your cottage then do it!

My only worry would be not having the build finished by the time you move out of your existing home, which is why I said you need to be able to do it while you have somewhere to live.

Make sure you get a registered builder from here: http://www.nhbc.co.uk/
Get a project manager and make sure you have exactly what you want in a plan and in writing to an architect BEFORE you start. Last minute changes are the most costly thing on a site.

I can guaratee that if you plan well and budget wisely you can make a tidy amount of profit if you come to sell your new build.
