What have I done!!?

 
I have just accepted an offer on our house and am now panicking! This is the first time I've ever been in the housing chain and I don't like it very much.

Our buyer is a first timer and he has insisted on a 4 week exchange with completion by mid February - this would be fine, except the house we had lined up as our move (been on the market a year apparently) has been pulled from under us and we now can't find anything of the same calibre in the vicinity .

I suppose this means I have to the end of November to pull out of our sale - but I'm not sure I can face going through the whole "for sale" process again. We have a 2 bed mid terrace property in what is, admittedly, a beautiful location, but the lack of space, lack of garden and lack of any possible extension or conversion to our property mean that we are long overdue for moving..... but then I wonder if we shouldn't just live with the small inconvenience and save the huge stress we are now experiencing!

If anyone has any words of wisdom or advice on how to deal with the next 3 months, I'd be hugely grateful

Sell the house and rent, take your time you'll find a great new house. Most areas of the UK are now for "buyers" not sellers...

Thanks Rich.

I know that's the sensible option, but I'm still having trouble managing the stress levels and I keep being told its a buyers market, but it doesn't look that way to us. We have put in a near to the asking price offer on two properties now and one vendor refuses to talk to us at all and the other wants the full asking price or nothing!!

I agree with Rich... Take your time finding the perfect house as if you plan to be in it for the next few years you want it to be the right one for you.

Get a 6 month let on a rental property and proceed with the sale of your house. This way when you do find the perfect house you will be in a much better position then most, as you will have the funds available and no chain which is very attractive to sellers.
