will not sign lease

tenant moved in,i gave him lease to read,stopped by in 1 hr or so,tenant left,willl not answer phone,answer door,etc-feel i should acquire immed, possession- help

Even though you let him move in without signing a lease (not clever) he is technically trespassing.

Slip a note under the door saying he has 24 hours until you call the police, then call them if he does not get out.

Pacific Heights, the film, might provide all the education of what can happen what tenants will do when landlords don't take care - PPPPP prior preparation and planning prevent p* poor performance - get the max out of your tenants before not after they move in regards
