Foreign buyers are returning to Thailand’s property market. In the third quarter of 2016, enquiries for Thai real estate on TheMoveChannel.com surged 15 per cent compared to the previous quarter.

Bangkok remains one of the central targets for investors, with PricewaterhouseCoopers and the Urban Land Institute highlighting the capital as the eighth best for investment prospects in the Asia-Pacific market, behind Bangalore, Mumbai, Manila, Ho Chi Minh City, Shenzhen, Shanghai and Jakarta. With rents and capital values climbing steadily, the city offers strong long-term prospects, both for investors seeking yield and high-end buyers looking for wealth preservation and lifestyle opportunities.

Away from Bangkok, though, foreign investors are torn between two destinations: Pattaya and Phuket.

According to Juwai.com, Chinese buyers are mainly focused on Bangkok and Pattaya, with the area rising from 209 to 100 on the portal’s Chinese Purchasing Intent Index, generating twice as many buyer leads as the Thai capital. On TheMoveChannel.com, Chon Buri (home to Pattaya) makes up one in five enquiries for Thai property.

In TheMoveChannel.com’s most recent Hotspots Index, Pattaya was also the only Thailand location in the 50 most searched-for locations, holding onto its 18th place ranking.

However, Phuket has also proven highly attractive, with the tourist favourite making up 52 per cent of Thailand-related enquiries in Q3 2016, the highest of any region in the country.
