The southern region, located on the coast of the Black Sea, accounts for one in five enquiries into Bulgarian property on property portal – a fact that comes as no surprise to Tony Baguley.
Tony, who owns a penthouse in Kosharitsa, sees the attention the area gets first hand every day.
“We’re in a quiet area between Sunny Beach and the green south slopes of the Balkans, but you can see the coastline from the window,” he tells me.
The beach is regularly full of people, both locals and international tourists, he explains. Indeed, Burgas was visited by 1.54 million people in 2010, according to Euromonitor International. Tony nods. He should know. Walking through the penthouse and out to the terrace, he points out Sunny Beach bay.
It’s impossible to miss: he has a panoramic view of the whole shore, as well as the ancient town of Nessebar and the nearby mountains.
He shows me the two bedrooms, using words like “luxury” and “VIP”. They actually feel justified thanks to large windows that let the light pour into the apartment, emphasising the spacious feel of the open plan kitchen. The development’s facilities, including a gym and private swimming pool, only make it feel it more exclusive. The coast is close, but no one is about to steal Tony’s sun lounger.
“The sections are strategically placed at different levels above the ground, one higher than the other…” he continues, explaining why the vista is so impressive. I’m already planning how to work on my tan. By the pool or on the sand?
Sunny Beach is 25 miles away, he points out; close enough to visit, but far enough to avoid the bustle of a busy hotspot. Indeed, Burgas is the country’s highest-ranked tourist city, according to Euromonitor, ranked 84th in the top 100 cities in the world – part of the driving force behind the consistent popularity of Bulgarian property and a key component in the country economy.
At least he doesn’t have to worry about the tourists walking past his doorstep, I joke. Unless they’re renting the place.
“It does have excellent rental income,” he replies. “But the location means you can enjoy the investment as well.”
And with that, he picks up a towel and prepares to join the millions.
