Key selling points
Investors have quickly spotted that this is an ideal, entry level, City Buy to Let in one of Brazil's fastest growing cities. The tenancy insurance provides investors with that extra security so do enquire to see why this project has proved so popular.
Joinville - A Thriving City
Joinville is the largest city in the state of Santa Catarina, an affluent region that lies about 300 miles south of Sao Paolo. Over the past 3 decades, the city's population has been growing at a rate of around 100,000 residents every 10 years, from around 200,000 in 1980 to 400,000 in 2000 and onwards to its current level of more than 500,000.
Great Location
The land on which the development is to be built is about 5 minutes drive to the north west of the city centre. As you can see from the pictures, it's an affluent area, with large houses on a quiet leafy residential street. In Rio or Sao Paolo, this street would probably be protected by high security, with walls, security cameras and guard dogs to keep out intruders. But in Joinville, there are no signs of that - this is a safe city with no signs of crime, where most of the residents live a pleasantly comfortable lifestyle.
High Quality, Low Cost
A furniture pack will be supplied, with a fitted kitchen, hob, fridge, doors, door furniture, toilets, shower cubicles, sinks and washbasins, hot and cold water system, taps, bathroom accessories and lampshades, as well as a charcoal burning barbecue for the balcony. This is well above the average standard that new properties are usually sold with in Brazil, particularly at this price point where nothing extra is normally included.
Tenants are likely to be business people, office workers or young couples working in Joinville, probably aged between 25 and 40 years old. Lettings will be backed by tenancy insurance issued by a company called Porto Seguro.
Clear Exit Strategy
We would recommend holding these properties for a minimum of 4 years following completion, over which time prices should be close to doubling from their extremely low current level. With mortgages becoming more widely available to a larger proportion of the population, the potential number of buyers is huge and this is just the kind of entry level property the local market will prefer to buy.
