How Much Can I Invest?

The minimum contribution is £20,000, €30,000, or $40,000. The maximum amount is £1 million or larger by special arrangement. Investments of £100,000 or more will receive a great annual rental income.


What Returns Are Available?

The first year return is 10% which increases by 1% each year until year four, from year five the annual returns then increase at a higher rate. Once the investment term reaches years nine, ten, eleven, and twelve, the annual returns are 50% of the value of the annual harvest which will be a minimum of 20% of your initial contribution. In addition to these excellent returns, each investor also realises the capital growth of their share. The longer you retain the investment for, a greater return is achieved all round.


When Does It Mature?

The full term of this investment is twelve years.


What Is The Risk Factor?

The fixed rate annual income returns and capital appreciation are based on the contractual agreement with the agricultural operating company. If they could not fulfil their contractual obligations another operator would need to be found though this should not be difficult with agriculture having such favourable prospects.


Are There Any Other Costs?

There are no administration fees and returns are paid net of all local taxes so you will receive the full stated return minus a bank charge of £50 for paying your annual returns to the bank account of your choice. Please note it is the responsibility of the investor to declare to the Inland Revenue.

Example


If you contributed £40,000 and decided to retain your investment for eight years you would have received a rental income back of £47,600 plus the operating company would offer you £64,000 for your shares under the terms of the agreement.

Exit Possibilities

Through the agricultural operating company you have the option to redeem half of your investment after four years, and the investment in its entirety after eight years. Private sales as also permitted at any time.


How Do I Invest?

Investors complete a very simple contract stating how much they wish to contribute and with instruction on how to do so. The contract also includes the company constitution details and a section for you to advise which account your returns are paid to.
