We are experiencing the early phase of tremendous growth, yet prices are still at a fraction of what you would pay for a home in the Eastern Caribbean islands.
But there is more to this island than what you see on the outside. Because of its unique position in the Gulf of Honduras, Roatan sees only a small percentage of the notorious Caribbean storms. Basically that means we enjoy all the sun, but not all the hurricanes and storms of the other islands. Another little recognized benefit is that Roatan is a somewhat autonomous province of Honduras. Honduras in turn is a member of the CAFTA treaty with the USA and is the oldest ally of the US in Central America. This gives you direct access to a world of opportunities to start or grow a business in one of the most stable countries in Latin America. Whether just visiting or living there full-time, being in Roatan can be a thrilling experience. There is fun to be had for everyone. View Lots
View lots range in size and location but all lots have deeded beach access, and at these prices the hardest decision you might have to make with a view lot is if you want more than one of them.
Lot numbers 80-85 and 90-96 are not released yet and will be townhouses with garage access for your own boat to come in underneath the house. The lots can be reserved by adding your name to the waiting list. 

Average size of lots is 5500sqft... All lots have deeded beach access, and access to the community's own dock. The community is designed as an ecologically friendly golf cart community. With Solar power and care to preserve the immaculate reef and mangrove forest just out our front and back doors.

Home Owners Association:
There is a Home Owners Association (HOA) fee charged annually of $4200 per year ($350/month equivalent) and it is pro-rated from the day of closing and billed thereafter on the 1st of January, which covers maintenance of the private roads, street lighting, water and electric for Common Areas or facilities including, but not limited to parks, open spaces, water ways, beach, swimming pools, drainage facilities, retaining walls, landscaping, security walls, gates, and security personnel to staff the entrance gates and patrol the area. The fee will also provide for General Liability insurance of the Common Areas.

The lot maintenance fees are $1200 per year ($100/month equivalent from closing until construction). These fees provide for water taxi service to Camp Bay, daily litter removal, weekly mowing and trimming, and tree limb cleanup, etc. as needed for each of the lots from the date of sale until the owner begins construction on the lot. At that point, the owner is responsible for maintaining the lot.

Title Insurance

Title insurance is available through one of the world's largest and most prestigious insurers - Stewart Title Insurance Company. They have offices in Costa Rica and in Austin, Texas that serve the Caribbean region. As was common in the United States in the past, real estate transactions are typically closed at an attorney's office or at the bank. That leaves the Title Insurance company with solely the role of guaranteeing title. .

Beach Front lots are $150,000/£75,000
and are approximately 4,000sqr feet and
Canal and View plots $50,000/£25,000 and are approximately 6,000sqr feet. Some plots are slightly bigger than others but all are the same price it is first come first served
Townhomes Lots 90-96 and 80-85 They are intended to be town homes on the canal with your boat housed in garages. The price on these lots is US$99000/£48,000
