The residential leisure park will be built on a site of 25 hectares crossed by a river, with views of the Tarn-et-Garonne valley and the Pyrenees. The site is on the Pilgrims Route of St. Jacques-de-Compostelle and, amongst other things, the region is famous for its historic buildings, its gastronomy, and wines and fruit - including the Chasselas A.O.C.
Access is easy, being 45 minutes from Toulouse's International Airport, and 30 minutes from Montauban - which is served by the TGV. There is also a local station 10 minutes away.
The facilities will include a restaurant / bar, swimming pools, playgrounds, sports - tennis & bowling pitch etc.
The habitable surface areas of the homes will be from 45m² to 80 m² and they will have between 1 and 3 bedrooms. The living areas will be light and spacious. The houses will be immediately habitable with kitchens and bathrooms installed. (Furniture packs will be available if required). Gardens will be at least 300m².

Thanks to the natural charm of wood, the houses will integrate perfectly into the landscape.
It is a renewable and healthy material, flexible and easy to modify.
It is an excellent heat insulator offering qualities ten times superior to those of traditional materials. It allows savings in heating costs in the order of 30-50 %!!!
It is not affected by the recurring problems of other building materials (cracks, humidity, condensation). Properly maintained, the houses will have a long life. A very high percentage of homes in the United States, Canada and Scandinavia are timber built.
N.B. This is not a caravan or mobile home park. The properties, which are freehold, are meant to last more than the lifetime of their owners. Whilst you may live in them all year if you wish, it is a leisure complex and the properties, which are considered to be second homes, will not be considered a fiscal residence.
This is a co-ownership development and there is a management company on site. It is expected that owners will be able to have their properties managed and rented in their absence if they wish – charges not yet ascertained.

Building is scheduled to start in October 2006 for the first phase of the development. Reservations may be made immediately with a 5% deposit, the acte should be signed by October '06 with further 30% deposit, and finally the balance to be paid when the house is completed - Spring 2007.
All the facilities will be in place by the time the second phase of the development is completed in 2008.
INVESTMENT POTENTIAL - this is a good opportunity to ‘get in on the ground floor’.
The houses are being sold off plan, so the price already has a discount of 10% - 15% compared to the market price. To give yourself an idea of the investment potential, house prices in and around Montauban rose by 13.7% in the second quarter of 2006.
Leaseback is possible so that the TVA / VAT can be recovered from the buying price - take advice on leaseback.
A guaranteed rental scheme is being considered at the moment.
Property in this region has had considerable price rises over the past few years, and by the time the 150 houses have been built - approx. 2010, the first properties bought should have achieved excellent increases in value.
