Freehold bar for sale in three storey historic (listed) building. On south side of Mojácar village, about a thousand feet up and a mile back, overlooking the sea, a bar with outside terrace and tables in pedestrian only street.
The ancient pueblo of Mojácar in Almeria Province, south-east Spain is perched a thousand feet up in the Cabrera mountains. See photo of village showing the southern slope of the village, which faces the sea a mile away. The Bar Time & Place is on this southern slope, towards the top. Over the last 40 years, it has become an icon of Mojácar Pueblo. Beloved by locals and visitors alike, it combines a high sophistication of design with traditional Spanish charm to create a unique ambience which generations of customers have never forgotten. Located just through the historic 15th century arch in the old town wall on the beautiful Plaza Del Flores (Plaza of Flowers) - and in the company of other fine bars and restaurants, The Bar Time & Place has for many years set the style for the whole area. Now, after nearly 30 years under the same owner, the bar Time and Place (a building specially listed for historic interest) is for sale (freehold)! ...creating not only an exceptional and unique opportunity to own one of the most reliable businesses in the Mojácar, but also potential to expand and diversify to include a restaurant... Nearest airport is Almeria, 45 mins away, then Alicante & Murcia about two hours drive.
Description of the existing bar On the ground floor, there are three main sections to the Bar Time & Place: The Main Bar The heart of Bar Time & Place is a triumph of design, beautifully combining art deco interiors with traditional Spanish architecture. Visitors are first struck by the natural rock face behind the bar, which has been carefully treated to ensure the integrity of the bar while maintaining its natural beauty (remember this is a historic listed building which is thought to go back to Moorish Spain before Christopher Columbus). The walls are about a metre thick. The bar counter itself, personifying elegance, runs in a long curve from back to front in an subtle S bend, and is made of beautifully hand laid and polished oak parquets. Above the counter, handcrafted lights on dimmers and clever use of mirrors finish the effect, creating a room where several small groups can enjoy a quiet chat – or where a large group can have a secluded party. Air conditioning and large overhead fans ensure that conditions are comfortable whilst remaining unobtrusive. In winter, the heat from the wood stove in the cave keep temperatures warm and cosy.
The Terrace The beautiful Plaza del Flores (plaza of flowers) provides the backdrop for the bar terrace, which is opens out onto the street along the front of the bar. Being a pedestrians area only, customers are never bothered with the intrusion and fumes of traffic which often spoil the open areas of other bars. The key word here is relaxation – it’s easy to get lost in a long drink in probably the most tranquil part of the town, enjoying the flowers and the scent of the bougainvillea blossoms. The Street Tables are set along the street immediately opposite the bar, from Easter until late October and so more than double the bar's capacity in the tourist season, while allowing people to sit outside in the rare peace of a car free pedestrian only street while, enjoying the freshest of outdoor ambience... The Cave Bar This stunning natural cave attracts visitors throughout the entire year. The beautiful rock face creates wonderful atmospherics for those who prefer a drink in romantic surroundings. The natural temperature stability inherent in caves, keeps it comfortable in even the hottest weather, while in winter the wood burning stove retains a discreet but cosy warmth.
BUSINESS POTENTIAL ON OTHER FLOORS... The ground floor of the bar Time & Place is, at the moment, the only floor used for commercial purposes. The first and second floors and roof terrace are currently used as residential property. However, both these areas offer opportunities to expand to a restaurant as well, with only minimal changes required.
FIRST FLOOR MAIN ROOM A traditional stone stairway with wrought iron hand rails leads up from the bar to the first floor. Here is a large rectangular room with a high (and recently renewed) wood beamed ceiling. Double glass doors open up onto a small balcony overlooking the street and two further windows add to the light and airy feel of the room. The rajas, or wrought iron metal guard on the larger window, has, over the last two decades, become intertwined by the branches of the ancient bougainvillea spreading up from the terrace below (see photo on left), tinting the light filtering into the room with subtle shades of green. A handcrafted open fireplace in one corner of the room, has concealed tanks behind that, on heating up, draw cool air in from the room and return streams of warm air, all by natural convection, in winter warming the room in a few minutes. When olive or sandal wood logs are included, a wonderful aroma is produced.
KITCHEN Adjacent to the living room is a fully equipped professional kitchen, compliant with EU regulations. Catering capacity with current fittings is for about 25-30, and could easily be expanded. SMALL LAVATORY/WASHROOM A small, tiled passage leads up to a small lavatory/washroom.
EXPANSION PLANS FOR THE FUTURE In the past, the first floor, currently used as family accommodation, has served as an art gallery, a theatre and a functions room for private parties. Five years ago the whole first floor was remodelled to accommodate a restaurant, hence the fully equipped professional kitchen. It could easily be used again as an adjunct to the bar for large parties or turned back into a restaurant. All that is required are tables and chairs, plates, cutlery, etc.
TOP FLOOR On the top floor there is a double bedroom, bathroom and kitchenette plus a storage room. It could either be continued as private accommodation or used as the working space for a terrace bar or restaurant. All the relevant permissions would have to be applied for from the Town Hall (in the past they have always shown a positive attitude to expanding business in the village).
TOP TERRACE The large roof terrace has panoramic views of the surrounding countryside to the sea beyond (pictured below). Roof terraces are an enormously popular part of Mojácar life, and the spacious terrace of Bar Time & Place could easily be converted into an area for people to dine or just enjoy a drink. Freehold bar for sale including old three storey historic listed building. On south side of a mountain village, about a thousand feet up and a mile back overlooking the sea, a bar with outside terrace and tables in pedestrian only street. Located just through ancient town wall arch, it is one of four bars and restaurants in small flower laden plaza.
