The Villas:

With 2 bedrooms and 2 bathrooms the villas offer a spacious living space of 123m2 (including their terraces) with the 2^nd bedroom designed as a separate guest bungalow.  The main house offers light and airy, spacious living room opening onto the terrace, master bedroom and private bathroom.  A fully fitted kitchen completes the accommodation.  Each villa is set in its own exotic gardens, fully landscaped for your enjoyment and privacy.

The Deal:

We are offering you a villa in its own grounds which will provide the flexibility and convenience of a hotel combined with the luxury and comfort of a real "home from home" with all the service and facilities you expect from a quality 4* resort.

Purchase:

1. You purchase one of our Balinee Villas, fully furnished with sitting in its own 800m2 fully landscaped gardens on a 60 year lease**
2. You sign a 5 years management contract with us.*

*The 5 year management contract can be extended for as long as you wish after the initial 5 year period

**Currently you are not allowed to buy the Freehold of a villa in Thailand however if this law should change then the lease will allow you to exercise this right.

Revenue:

We guarantee you 8.5% NET return (before tax.)

We take care of everything from rental, property and garden maintenance to utility bills.

The 8.5% pa is payable for 5 years

Capital Appreciation:

By purchasing "off plan" early in the project nor only will you take full benefit from the capital appreciation derived from an "off plan" purchase but also get the full appreciation over the period you keep the property. Keeping your asset for 5 years or more will drastically minimise your Capital Gains Tax in Thailand.
