Marina management :
The Property manager is appointed by the Home Owners Association and is the management company responsible for the recruitment of professionals operating on site, the administration and the general upkeep of La Balise Marina, including maintenance of the common areas, security as well as services management and waste collection. Also appointed by the Home Owners Association, the Marina Management team is in charge of the nautical part of the marina and manages its maintenance, security and access to infrastructures and related facilities.
Pontoons built to international standards and equipped with electrical points and fresh water points, slipway but also filling station are part of the facilities managed and maintained by the Marina Management team. The amount of investment in an IRS property in Mauritius must exceed USD 500 000. It enables owners to benefit from the Mauritian residence permit and tax resident status.
The acquisition of a property in an IRS development enables foreigners to benefit from the favourable fiscal climate of the country. Provided that the duration of the stay on the territory exceeds 183 days per year, the property owner is entitled to become tax domiciled in Mauritius.
Mauritius has Non Double Taxation Agreements (DTA) with 43 countries. The “Mauritian tax resident” status confers a number of benefits:

• No inheritance or capital gains taxes.
• Dividends and other income derived from capital gains are exempt from taxes.
Residence permit :
Foreign homeowners are eligible for a Mauritian residence permit upon the acquisition of an IRS property worth at least USD 500,000. Their spouse and children (under 24 years) are also eligible for a Mauritian residence permit. An unmarried partner will not qualify for residency but will be entitled to a renewable residence permit on a yearly basis.
The conditions for obtaining a residence permit being tied to the purchased property, a residence permit granted under the IRS shall remain valid until such time as the non-citizen ceases to own a property in Mauritius. The permit is passed on from one owner to the other.
