The completely independent villa is spread over two floors and currently consists of two separate apartments. The ground floor apartment is set up as a holiday rental with a 30 sqm garden. The ownersa€;™ home one the upper floor has a terrace overlooking the gulf. The villa is accessed via the carriage road and then through an electronic gate onto an avenue which runs across the land with fruit trees and typical Ligurian flowers leading to the garden in front of the property.
The land of 1400 square meters surrounding the villa is developed on several levels where there are fruit trees and a second pergola with a small barbeque area from where one can access the two private parking/storage units, each approximately 30 square meters which are linked together.
The interiors are as follows: the ground floor apartment is accessed from the garden in front of the villa consists of a bathroom, a double bedroom and a kitchen. The second apartment has accessed from the side of the property by a staircase surrounded by flowers and olive trees. The entrance door leads to the open plan eat-in kitchen and a large living room. A newly renovated bathroom completes the apartment.
On the first floor at the rear of the apartment is a small area used as a kitchen with a stove to cook outside as well as a small shed.
There are already plans to transform the two apartments into one with access via a spiral staircase leading from the ground floor to the first floor. An enlargement of the villa laterally by approximately 30 square meters is possible by creating an excavation of the ground where a masonry veranda could be built which would cover the garden in front of the ground floor.
To complete the property, two private parking/storage of approximately 30 sqm communicating each other, with direct access both from the villa and from the carriage road thanks to an electronic gate.
The property has independent heating and air conditioning.
Plumbing and electrical systems have recently been renovated.
Levanto is a town in the eastern part of Liguria surrounded by a wide valley of olive trees, vineyards, small villages and footpaths which are part of the Cinque Terre National Park. The valley overlooks the long sandy beaches on the coast which is a protected marine area. Dotted with historic streets full of excellent restaurants, souvenir shops, focaccia shops and bars, Levanto is connected with the neighboring towns of Bonassola and Framura thanks to a pedestrian and cycle track of about 10 km that runs along the former railway line overlooking the jagged coastline. A great area for lovers of walking, jogging and hidden coves which were once accessible only by boat.
