Oikos Immobiliare is pleased to present an interesting renovation project of a country estate - called "Tenuta dei Cipressi" - with commercial space as an annex and located a short distance from Lecce.

The project comprises a full renovation, improvement and new destination of use of the whole property.

The asset is standing on a fully fenced plot of more than three hectares of land and it comprises the main villa of about 250 square meters partially with traditional vault ceilings, a tower, a commercial space of 100 square meters and storage.

The property falls entirely into an agricultural area, however, it is possible to develop new uses for the existing buildings for residential and/or accommodation/agritourism purposes.

It is possible to extend the existing buildings not more than 20% of the existing volumes.

The feasibility study includes two solutions as follow:

1) renovation of the existing house and converting it into a villa with five suites with independent access from outside but sharing some common areas of the villa like the dining room, the kitchen, an office, and the outdoor patio. There is also the possibility to get a sixth bedroom connected to one of the suites or fully independent.
Alternatively a manor house with three large bedrooms (in addition to a fourth in the loft area), an atelier, dining room, kitchen, TV room, and patio.
Furthermore, has been created a small guesthouse comprising a bedroom, kitchen, and bathroom completely independent and with private access from the outside.

2) In both solutions, the tower is converted into two studio apartments, one on the ground floor and the other on the first floor and these are both fully independent.

3) Two solutions have been planned for the commercial space. In the former solution, it is converted as an indoor restaurant with kitchen and bathrooms as well as an outdoor restaurant area. Alternatively, to the restaurant, it is possible to convert the commercial space into a SPA with wellness center, fitness room, Turkish bath and bathrooms at the service of the aforementioned facilities as well as outdoor spaces for the gym.

The garden has been fully landscaped recovering part of the existing trees and planting new local essences. Furthermore, there is the possibility to build a swimming pool and a tennis court, as well as an area for a vegetable garden or horse riding.

The project is only a feasibility study which can be developed further according to customer's needs.
