Accommodation and layout of the property…

The property is comprised of two floors each with their own secure entrance giving the opportunity for one of the levels to be lived in as the main house with a separate apartment available on the other level.

Both properties can be accessed individually and if the apartment were to be rented for holiday guests, there is even a separate entrance for vehicles.

Upper Level – Steps lead up to a large terrace or veranda which also has a wrap-around balcony with views over the gardens and surrounding countryside. There is also a purpose built area at the rear for relaxing and enjoying the sunset being West facing. This veranda is an ideal space to enjoy alfresco dining and really does extend the living space of the property.

The main front door leads into a spacious lounge which is light and bright and has an attractive fire place with log burning stove and Air/Con unit for the warmer months.

A door from the living room leads you to the kitchen which is a modern, generous sized family kitchen with large windows that give views towards the east and overlooks the gardens. The stylish white units are complimented by black work surfaces and there are plenty of wall and base storage units. The appliances include a gas hob, electric fan assisted, rotisserie oven plus plumbing for a dish washer and space for a large fridge freezer. This room also has access to the veranda.

An inner hallway, off the lounge room leads to the bedrooms – a master bedroom which is a good size (sufficient for a king size bed), another double bedroom and finally a single bedroom. Both double bedrooms have built in wardrobes.

A family bathroom is modern and stylish with a shower over the bath, an electric wall heater and extractor fan.

Lower level – As mentioned, this part of the property can be accessed separately with its own driveway and attractive front entrance porch.

The entrance door takes you into a wide hallway which includes a floor to ceiling storage cupboard and a door to the right through which we find a large bedroom room that has been used as a gymnasium but could also be a games room or returned back to a large bedroom.

Continuing on, there are two further bedrooms both of which can take a king sized bed and include double built in wardrobes. Between the main bedroom (which overlooks the pool area), and the kitchen is a modern bathroom which has a large ‘walk in shower’.

Finally, the large kitchen and living area leads out through the patio doors to a wonderful pergola where 8 people can dine in comfort. You can also access the gardens and the pool area which makes it an ideal option for paying guests.

Outbuildings, summer kitchen & BBQ – To the side of the property is a laundry room with all connections for a washing machine and space for a tumble dryer. The room next door to this has been used as a workshop and there is also an additional room which has been used as a gardening shed with electrical points for an additional freezer.

Separate to the main building is a summer kitchen and built in BBQ area – this is ideal for entertaining and enjoying the best of the weather throughout the year.

Next to this is a store room for the pool equipment, and another larger storage area behind for bicycles, outdoor toys etc.

Gardens and land - To the rear of the house is a gravelled area large enough to park and turn several cars. A balustrade separates this from the pool area which has a pergola giving shade for sunbeds one end and a pretty oleander garden opposite. The pool itself measures 8 x 4 metres with plenty of tiled area on which to relax and sunbathe.

The land beyond the swimming pool contains a stretch of pear trees and the piece of land above homes a small olive grove which are sufficient to supply enough Virgin olive oil for a year at least! 

The grounds around the property also have a variety of fruit trees supplying plentiful fruit throughout the year including oranges, nispero, apricots, pears, pomegranates, apples, two varieties of persimmon, grapes and satsumas.

The land and gardens are not difficult to maintain however, if the idea of looking after the olives and fruit trees is too taxing, there is always a local who will help to maintain these trees for a share of the spoils!

Location - Located just 10mins south of Xativa, the location of this lovely villa is quiet and peaceful. However, access is not a problem with a concreted access road straight to the property.

Xativa is a bustling town which has grown hugely in the last 20 years. The town offers all the usual amenities you would expect including a good choice of supermarkets, healthcare facilities, banks, sports centres, cinema, theatre and an English School but in addition, a modern hospital serves the area and the train station makes this a great place to explore the wider area. Shops, bars and restaurants are plentiful and offer a great variety of culture to enjoy.

Xativa is located just 45mins by train from Valencia, is about an hour’s drive from Valencia airport and an hour and a half to Alicante airport. An inexpensive, half hourly train service connects Xativa with Valencia so this is an excellent way to relax and enjoy the changing countryside views before arriving in Valencia with all it has to offer.
