More detailed information about the property:
Main house (200M2) is a very attractive, traditional Asturian property dating back to around 1920 (renovated in 1999). It has 4 double/twin bedrooms, 3 bathrooms (1 en-suite) and features a traditional Galleria – a mezzanine level that overlooks the library and takes in the most incredible views of the Sierra del Sueve mountain range. This full height wall of feature picture windows really connects the inside with the outside.
There is spacious farmhouse style kitchen/diner with 4 ring gas hob and large electric oven. The kitchen is traditional in style being brick built with solid wood cupboard doors, white marble worktop and a walk-in pantry. There is a dishwasher, fridge, oven and washing machine that are included in the sale.
Sitting room with feature fireplace, Galleria (mezzanine style room) with floor to ceiling wall of picture windows that accommodate a study area and soft seating.
All the windows throughout the property (in 2018) are newly fitted and double glazed (except for the Galleria sun room). Also, there is a newly fitted front door. In the kitchen/diner, there is newly fitted glazing to the top half of the door to allow more light into the kitchen/dining room.
Guest house (120M2) should be on the front of a chocolate box, it is so pretty! Again, built around 1920 but renovated in 2003. It has 3 double bedrooms, all en-suite and has been adapted for disabled guests and features fully fitted shower rooms for the disabled. This holiday rental property has held an Asturian tourism licence for 10 years and has the highest classification possible – 3 Trisquel. The styling of the property has superb ‘curb appeal’ on tourism websites, being hard not to click on to read more!
The stone walls, antique roof tiles, wooden windows and doors, beams and terracotta floor tiles – the charm is hard to resist. Modern comforts include gas fired central heating throughout, modern bathrooms and hand crafted kitchens.
In the kitchen, there is an electric oven, hob, dishwasher, washing machine, microwave, fridge, coffee maker, toaster etc., lounge and dining areas.
All windows are double glazed throughout the guest house.
Current income from the one holiday rental property: In high season (Easter, June-September and New Year), the rent is €1,050 per week and the rest of the year is around €840 per week. This means that the income can be as high as €15,000 to €20,000 per year, depending of the amount of advertising and work (household tasks, garden…) the owner is willing to do to attract more guests!
Tourism Licence: The property can be sold as an ongoing concern and the owner is happy to go through all the relevant paperwork connected to it. Inspections have been conducted and passed and energy certificates obtained. The guest house has the highest tourism licence possible in Asturias -3 Trisquel.
Tourism expansion potential: The holiday rental business (130M2 house), is very established, having been successfully run for 10 years and is being sold as an ongoing business. There is potential to expand the business further if required by completing the renovation of the cottage (attached to the main house). It is 80M2 and renovation has already started by way of a new roof. Equally, the owners could live in the 80M2 property (when modernised) and let out the 200M2 house and the 130M2 house also. This would more than double the income potential.
The property has also been certified as ‘a place of healing’ (Feng Shui) by revered, Dr Eva Wong.
Attached house for renovation (80M2) which joins the main house. It has a new roof and is ready to be modernised with new windows, new front door and everything inside. This smaller property would make another guest house of 2 bedrooms and 2 bathrooms with a kitchen/living/dining room for tourists or perhaps an additional home for visiting family and friends. Or for extended family to live in permanently but with independence.
Gardens: There are three very special gardens, all different but all mature. There are fruit and nut trees, mature shrubs and plants and 2 organic vegetable gardens.
Celtic granary (hórreo): This is located within the grounds. It is cared for to protect it from deterioration but is no longer used as a granary. It dates back to 1860 which adds to the charm of the entire property.
Outbuilding for complete renovation of 40M2: Used as a garden store but with walls standing, it does perhaps pose more potential for development into an artist’s studio or hobby room etc.
As a whole the property is the perfect home for an extended family to live together yet with independence: This impressive property is so flexible in its use, being ideal for a large family to live together across different generations. Two large houses and a smaller one for renovation is amazing. Then add already installed facilities for the disabled to include a fully fitted shower room. There is something for everyone in this expansive home for a large extended family.
