Luxury real estate for sale in Languedoc, France.
Described as one of the most unique developments in southern France in recent years, La Baraquette is a seafront vineyard estate, offering a range of exceptional villas and apartments which provide a true taste of authentic French living.
The estate will extend across 6.2 hectares of prime seafront land and will feature a fully-functioning traditional French vineyard, producing high-end sparkling wine as well as a crisp and delicious Picpoul white wine. Owners are invited to become involved with the vineyard - from picking grapes to sampling wines and enjoying private tasting sessions, it's an ideal location for lovers of fine wine. Each property will receive two cases of wine from the estate each year, and access to the private wine cellar beneath the estate's Concierge.
Alongside the La Barquette vineyard and Mediterranean-style properties, the estate will also boast a variety of world-class facilities including an onsite luxury hotel, a new 'Central Rendez-Vous', combining sleek boutique stores with traditional shops selling local produce, and an exclusive Visitors' Centre.
5 Star Hotel
Situated at the edge of the estate, the 5-star hotel at La Baraquette will form an oasis of luxury and refinement and provide the perfect place for owners' friends and family to stay while visiting La Baraquette. Guests can enjoy fine cuisine and cocktails, relax on the terrace bar, indulge in a spa treatment, or laze the day away enjoying the stunning views at the roof-top infinity pool.
The hotel will offer around 40 beautifully-appointed rooms, all of which will enjoy sea views and have their own private terrace where guests can sit and admire the views over the La Baraquette vineyard.
On the ground floor, the hotel restaurant will offer an exciting fusion of modern and traditional French cooking, using fresh local ingredients. The huge glass walls give the feel of 'al fresco' dining at all times of the day, while the lights of distant Sete reflect on the mirror-like waters of the lagoon, providing a stunning backdrop. Throughout the hotel there will be three bars to choose from, including the private 'VIP Club' where owners at La Baraquette will receive the VIP treatment, while enjoying a selection of fine wines or cocktails in an intimate lounge area.
The hotel will also feature a fully-equipped gym and spa, with its own indoor pool and sauna, offering guests a true taste of luxury.
A key part of the La Baraquette estate, the Central Rendez-Vous will showcase the very best the region has to offer. It will provide a great place to meet, chat, dine, shop, buy gifts and stock up on local produce.
The boutiques at La Baraquette Central Rendez-Vous will be complemented by the charming traditional shops and local market of Marseillan village. A local greengrocer will sell the freshest of seasonal fruit and vegetables, and a fine selection of cheeses will be offered by the onsite cheesemonger. The best of the lagoon's oysters will also make their way into a seafood stall, piled high with freshly-caught shrimp, tuna and lobsters, while the local wine shop will be stocked with the very best wines from the region.
Fashion, gifts and home furnishings created by local designers, will also be on sale within the area. The artists gallery will provide a light, voluminous space where artists from all over the region can showcase and sell their work, as well as hold evening 'vernissages' to launch new collections.
The Central Rendez-Vous' unique fusion of traditional produce and modern boutique stores, brings the best of the Languedoc region into the La Baraquette estate.
The Visitors' Centre
The Visitors' Centre, situated in an old winery building, will be home to the estate's 'Concierge' desk- the first port of call for anyone looking to truly experience this beautiful part of the South of France. The trained staff of local experts will be on-hand to offer visitors insider knowledge of the region; from hidden horse riding trails, the best places to dine and out-of-the-way places to visit, to organising an early-morning balloon trip over the beautiful town of Uzes. Throughout the year, they'll organise multiple community events within the Estate, such as cooking demonstrations by top local chefs, wine-tastings in the 'Owners' Wine Cellar' led by local Masters of Wine, and fascinating talks by regional experts on everything from the history of the Canal du Midi to how to taste oysters; so they'll always be plenty to keep residents busy.
Also housed in the Visitors' Centre will be the estate's private wine tasting rooms, where owners will be invited to sample the estate's reds, whites and roses, and learn from the wine-makers themselves just how they produce the exceptional wine.
Owners at La Baraquette have access to a full suite of management and letting services, guaranteeing hassle-free living. The management charge paid by owners will cover maintenance of the properties and the communal areas of the estate. Gardens are watered and tendered, homes are maintained and kept looking pristine. Optional additional services include a property cleaning service, a laundry service for linen or clothes, and certain concierge services.
Owners will be free to spend as much or as little time as they wish in residence at La Baraquette. While not in residence, owners have the option of allowing the estate's management team to rent their property to holiday makers. This involves a 50/50 split of net rental revenue, with the management team taking full responsibility for the marketing, correspondence, processing of payments, cleaning and changing of linen, cleaning of the property, and even repairs and replacements of lost or damaged objects, meaning a completely hassle-free, hands-off income stream for owners.
Ownership at La Baraquette provides an opportunity to experience the true spirit of southern France. All properties seamlessly blend traditional interiors with the most modern technology and provide the perfect home from which to enjoy all that the region has to offer.
