The quietly situated two-family house with the year of construction 1953 consists of a ground floor apartment with access to the partial cellar (a cellar room), an apartment in the upper floor and an outbuilding incl. garage and carport. The ground floor apartment was mostly renovated in 1995. It has 5 rooms (2 rooms are passage rooms), a kitchen (landlord without fitted kitchen), a bath with tub and window, 2 corridors and a porch in the entrance area. In the kitchen there is a staircase leading to the cellar. The kitchen also has access to the garden and terrace. Bathroom and kitchen are tiled, the remaining rooms are equipped with a carpet.
The apartment on the upper floor has 3 rooms, a kitchen incl. fitted kitchen, a shower room with window and a generous corridor area. This apartment was renovated in 2007. In the living room, bedroom and hallway laminate flooring was laid. Kitchen and bathroom with shower are tiled. Another living room was equipped with parquet. The living room has a balcony access. The balcony is south facing.
In the year 1970 the outbuilding was established. It was developed/redeveloped in the year 1995 and has a living space, a shower bath with window, 3 storerooms and a garage. Next to the garage there is a carport with space for 2 cars. All windows in both buildings (dwelling house and outbuilding) are from plastic with double glazing. The apartments are heated by gas floor heating. With the property with a surface of approx. 1,800 m ² (a property with approx. 1,300 m ² and a property with approx. 797 m ²) it concerns 2 properties (parcels), whereby the hinterliegende property may not be developed unfortunately any longer. Unfortunately we were not allowed to publish pictures of the apartment on the ground floor. However, this apartment can also be visited during a tour.

The two-family house is located in Abbensen northeast of Hanover. Abbensen is a district of the municipality Wedemark in Lower Saxony in the region Hannover and lies in the northwestern part of the municipality at the border to Neustadt am Rübenberge. Abbensen consists of two self-contained parts: the old farming village, which was mentioned as early as 1287, and a more modern settlement area in the direction of Obermühle (this is also where the object is located). In the village there is the home of the Hanoverian YMCA, an international youth meeting place. Every year about 20,000 visitors make use of the sports and leisure facilities available there. The number of inhabitants was 1,041 as of 31.12.2015. Shopping facilities are available in the neighbouring town of Mandelsloh, approx. 10 km away, or in Neustadt am Rübenberge, approx. 15 km away. Doctors are also located in Mandelsloh or in Mellendorf, about 10 km away. The nearest butcher and baker is in the neighbouring village of Helsdorf, approx. 6 km away. In the neighbouring village of Brelingen, approx. 10 km away, there is a primary school and in Mellendorf there is a school centre with secondary schools. Directly in Abbensen there is a bus to Hannover Nordhafen.
