Property Description

For sale direct from owner!

What makes this hotel and self catering complex special

♦  Located in the pretty white Moorish village of Berchules in the very centre of the Alpujarras, Sierra de Nevada Natural Park, Granada.  At 1,350 meters above sea level but still the sea can be seen in the distance and the views are stunning.  It is an outdoor enthusiasts dream with loads to do and enjoy!

♦  The hotel is located on the famous GR7 hiking route between Trevelez and Yegen.  Many hikers take a room in the hotel so they can conveniently walk this route.  The hotel provides hikers information about the route and help where needed.  These hikers provide a good income for the hotel, staying at the hotel to enjoy walking in this stunning area of the Alpujarras.

♦  The hotel, the separate self-catering buildings plus swimming pool were purpose built and everything is as immaculate today as when it was first built.  The entire property and grounds are very well maintained and ready for the new owner to enjoy and make good money from day one.

♦  There was a project for the construction of the hotel in 1993, for the self-catering properties in 2002 and for the swimming pool in 2011.  Building licences were obtained from the town hall and a Licence of First Occupation was issued on completion of the projects.  Therefore, any buyer’s lawyer will be able to quickly and happily purchase this hotel for any interested buyer.

♦  The swimming pool is 10M x 4M and surrounded by a lawn and mature garden.  This is a real bonus for the summer months with few hotel and B&B’s in the Alpujarras benefiting from a swimming pool!

♦  This hotel is so popular, the current owners stop accepting further reservations from websites such as bookings.com by February each year.  They fill the hotel and self catering properties to the capacity they are happy with and for the workload they want.

♦  If the buyer wanted to take a much higher occupancy rate that is available to them… just allow the reservations to continue to come in.  The current owners are selling in order to retire, so they currently stop at 40% occupancy between March and November because that workload is comfortable for them.

♦  The hotel thrives from many repeat guests and the split of nationalities frequenting the hotel is 50% British, 20% Spanish and 30% the rest of the world.

♦  Guest of the hotel love it because it is so comfortable, spotlessly clean, welcoming, serves superb home cooked food and the setting is special.  Where the hotel is located is very precious, surrounded by nature and wildlife yet it is only 10 minutes walk into the centre of Berchules.  The area is ideal for walking, hiking, mountain biking, road cycling, bird watching, attending star gazing events, staying a while whilst touring on motorbikes, horse riding and of course, exploring the whole of the Alpujarras because of the central location of Berchules.

♦  Lock-up area for keeping bikes safe and a wash area for them too.

♦  The hotel is currently closed during the peak winter months but there is central heating throughout.  The hotel is already frequented by outdoor enthusiasts and there is no reason why winter activities could not be enjoyed by guests.  This would be the choice of the buyer.

♦  The business is being sold as seen (minus private items located in live-in areas) so the new owners can get started from day one and ‘hit the floor running,’ making income immediately.  Suppliers are in place, everything is organised and all the buyer need do, is continue as the hotel is run now or make changes to suit personal aspirations.

♦  14 bedroom hotel (10 twin bedrooms and 4 singles all en-suite).  Tea and coffee making facilities are available on request.

♦  All the rooms have spectacular views and private terraces with distant sea views over the top of mountain ranges.

♦  All the beds have memory foam mattresses.

♦  Detached self-catering house with 1 bedroom and 1 bathroom, kitchen/living/dining room, first floor terrace and first floor balcony, plus use of the communal gardens.

♦  Two self-catering apartments:  Ground floor apartment has 3 bedrooms, 1 bathroom, kitchen/living/dining room with gas central heating and a wood pellet burner plus outside space in the communal gardens.  The first floor apartment has 2 bedrooms, 1 bathroom, a kitchen/living/dining room and heated via electric radiators plus two private terraces with far reaching mountain and sea views.

♦  Of course, guests of the self-catering accommodation can enjoy the bar, restaurant and swimming pool.

♦  Bar/restaurant open for breakfast, lunch and dinner and seats 35 guests.  Plus picnics are currently made up for guests to take out on their adventures with them.  The restaurant is well renowned for quality home cooking of regional dishes and the current owners are known for accommodating special dietary requirements and making everyone feel welcome.  Currently the restaurant is only open to hotel guests. However, there could be an opportunity to open to the public also.

♦  Superb commercial kitchen with everything you need to include a walk-in refrigerator.

♦  Bar/lounge/casual dining area with open fireplace.  A cosy place to relax, wine and dine.

♦  There is a library for the use of guests too with many informative books about the area, walking trails and much more.

♦  Large parking area for guests.

♦  There is staff accommodation in the hotel comprising an office, bedroom and bathroom.

♦  A commercial laundry room copes well with the amount of laundry produced by the hotel.

♦  On each floor there is a store room housing everything needed for the chambermaids.

♦  Established website that could be easily taken over and simply change the photos from those of the current owners to those of the buyers.  A lovely way to greet and attract potential guests!

♦  The current owner works with the family to run the hotel but he has a right hand person who knows everything there is to know about the hotel.  He is employed full time and will stay on and work for the buyers if they wish him to stay.

♦  Equally, the owner will stay on to give a thorough hand-over to the buyers if they wish him to.  He will stay for up to 8 weeks if the new owners would find this helpful.

♦  There is an option to buy the hotel only for €350,000 and not purchase the two self-catering detached buildings on the plot of land.  If this option is preferred, the current owner will organise the legal paperwork to split the plot at his own cost.
