Property Description

Located on a hilltop with fabulous 360° views out over the surrounding countryside, an exquisitely designed and beautifully maintained residential complex with 5 hectares of landscaped grounds, mature olive trees and a stunning swimming pool 8 x 20 metres.

The residence is accessed by an impressive cyprus-lined driveway, automatic gates suspended on beautifully crafted stone columns and gravelled driveways. On entering the grounds one is immediately transfixed by the elegant layout and the stunning views from each quarter.

There are 4 or 5 large ex-farmhouses on the estate, some privately owned and others divided into smaller units. This particular property, of 300 sqmts, stands alone in a private garden of just under one acre. The whole property has been built to perfection with only the highest quality reclaimed materials used and all of them in keeping with the classical and traditional Tuscan style. A swimming pool, private to the house, of 10 x 5 metres would be permitted.

The layout of the house is as follows:
On the ground floor – entrance hallway, living room, dining room, kitchen leading out onto a covered porch (with spectaculars view out over the rolling hills of the Valdichiana and towards the town of Foiano), a study with bathroom and a laundry room with small guest bathroom.

On the first floor there are four bedrooms, one with a dressing room, all with ensuite bathrooms. The property has air conditioning installed and a large basement and private garage. An extension of approximately 20 sqmts would be allowed on the ground floor.

The developer who orchestrated the restoration of the complex is a ‘maestro’ in his own right and has a solid reputation in the area for having constructed three other equally beautiful developments which are all excellently and competently managed.

The obvious advantage to buying a home within a residential complex, is the knowledge that the property is secure and looked after in one’s absence. More interestingly perhaps is the social aspect which has provided much pleasure and an immediate sense of belonging, to many of the current owners. Purchasing this large farmhouse would allow for complete privacy, but at the same time, if one wished to socialise the opportunity would present itself.

About Cortona International

Cortona International looks forward to introducing you to the area: to the town of Cortona itself, but also its surrounding countryside which ranges from rural and peaceful mountainside, to classic hillside and to cultivated farmland areas, all of which abounds with olive groves, vineyards and spellbinding views. By specialising in this small niche of Tuscany, not only does Cortona International ensure a trouble-free purchase, but we are also able to offer a host of post purchase services which allow us to take care of your interests from the day you buy until the day you may choose to sell.

In a unique collaboration, Cortona International offers its clients a team of English speaking professionals whose individual strengths provide specialist knowledge in all aspects of buying or selling a property. We also offer a post-purchase property and rental management service for international buyers who may be absent for part of the year.

SURVEYS

  • We do our UTMOST to do pre-marketing checks on our properties in order to ascertain their compliance status.
  • This does not necessarily mean they are compliant (many owners are resistant to regularising their properties until they have a firm offer), but it does mean we have a complete picture for you, know what the owner must do in order to obtain compliance and the timelines in which this can be done.
  • A survey of your own should confirm our findings.

CONVEYANCING

  • We work together with the registered Italian notary regarding the preparation and drawing up of all and any contracts.
  • English translations and/or an interpreter are provided.
  • All money deposits are held in escrow by the notary until completion.

VIEWINGS

  • We collaborate with international and local agencies in the area and can organise and accompany you on viewings of properties also listed by them.  This is done on a split commission basis and at no extra cost to you.

DOCUMENTATION

  • We will supply you with all paperwork pertaining to a property when you view it.
  • We will also calculate all costs relative to the purchase (notary fees, purchase taxes etc…), future council taxes and overheads and, in advance of any commitment to a purchase, complete estimates for any works you might wish to do.

POST-PURCHASE SERVICES

  • We offer, together with our partners, a full range of post-acquisition services:  General caretaking & maintenance; organisation of projects & permissions, renovations & small building works and a rental management service for people wishing to rent out their properties.

The agency is registered at the Chamber of Commerce in Arezzo and has been a member of FIAIP (Federation of Professional Italian Estate Agents) since 1997.
