Property Description

Lake Trasimeno, Magione, historic complex in hilly and panoramic position with view over the Lake. The estate, built on the crest of a hill, it looks like a castle surrounded by mighty walls of medieval origin built in two periods; in fact, the fortified village was born at first as urban area and was later closed by walls for defensive purposes. The Castle, in the first half of 1400, has been one of the leading defensive garrisons as part of a broader system together with other local fortifications. Afterwards, Florentine army raids, the frequent attacks that damaged the defensive works and annexation to the Papal States then contributed to the loss of strategic and military function, from which was derived from the 16th century, a slow decline. After various vicissitudes, in the mid-20th century, the Castle and the surrounding land were purchased by the family that still owns it. The Levant is the one that presents a better preservation; on this side are five towers and access tower. Inside there are buildings dating back to different historical periods, currently in the ruins, with the characteristic type of rural buildings in stone. At the foot of the walls, along the way, there is a recent era building once used for tobacco drying. The surrounding area of almost 6 hectares for agricultural use, arable land and olive groves; the land is flat, those on the lowe levels are cultivated in rotation, while those above consist of a mixed secular olive grove from which a renowned extra virgin oil is produced the old family mill. The preliminary design aims to assess the feasibility of the recovery of the housing part of the Castle, in order to realize a tourist centre aimed both to the recovery of the architectural heritage as well as the redevelopment of the surrounding area with sports equipment such as horse-riding and swimming pools to support accommodation activities and parking areas, paying special attention to environmental aspects. For example, the internal passages for the exclusive use of the structure will be made following the ancient paths.Existing buildings will be renovated and integrated with other second hypothesis recovery project plans to double the current indoor floorspace square meters, preserving the materials and architectural and constructive typologies typical of places. Some of the existing buildings, including the twin towers, will be rebuilt to reconsolidate the curtain walls.
