Property Description

A GREAT OPPORTUNITY which could also be considered a stepping-stone for someone determined to buy a property in the Cortona, Tuscany area.

This is a zero maintenance property with all the benefits of living the Tuscan dream: views, swimming pool, private garden, great walks and just a 10 minute drive from the famous and popular town of Cortona where fine dining, wine tastings, cultural events and musical concerts are staged from May through to September.

Four out of four property owners in this beautifully maintained residential complex in Cortona's surrounding countryside agree that buying into this beautifully managed estate as an initial step was vital to them making many friends, finding their feet and enjoying the Italian lifestyle to the full. All four of them have since gone on to buy larger properties in the area, but only once they felt confident enough to do so.

This two-bedroom corner house with a private and pretty garden, a gorgeous pergola used as an outside sitting/dining area in the summer, shared swimming pool and stunning views is a genuine lock up and go - safe and secure and property managed in one's absence.

The residence is a friendly community of private professionals from all over the world -people who have all at some point, fallen in love with Italy. They come for 2 - 4 weeks of the year or 2-4 months of the year depending on their responsibilities at home: to soak up the sun, the culture, the wonderful surrounding walks and cycle rides and of course, the wine and the food!

You will always find the surrounding lawns beautifully mown and tended as well as your own private garden. On request, the house can also be aired and cleaned in advance of your arrival.

Situated on the Tuscan and Umbrian border also means that day trips to both of these regions most famous towns is easily done: in the Tuscany area - Florence, Montepulciano, Pienza, Montalcino, Val d'Orcia are all within an hour's radius. In the Umbria area - Lake Trasimeno, Perugia, Assisi, Gubbio and Spello are also all within an hour's radius.

Even a day trip to the sea is more than feasible - the lovely port and town of Castiglione della Pescaia is just a 1hr 30 min drive as is Punta Ala and Parco dell'Uccellina (a stunning nature reserve with white unspoiled beaches).

Every day of your holiday could be a day of discovery and pleasure in this safe, friendly and classically Tuscan environment.

In a unique collaboration, Cortona International offers its clients a team of English speaking professionals whose individual strengths provide specialist knowledge in all aspects of buying or selling a property. We also offer a post-purchase property and rental management service for international buyers who may be absent for part of the year.

SURVEYS

  • We do our UTMOST to do pre-marketing checks on our properties in order to ascertain their compliance status.
  • This does not necessarily mean they are compliant (many owners are resistant to regularising their properties until they have a firm offer), but it does mean we have a complete picture for you, know what the owner must do in order to obtain compliance and the timelines in which this can be done.
  • A survey of your own should confirm our findings.

CONVEYANCING

  • We work together with the registered Italian notary regarding the preparation and drawing up of all and any contracts.
  • English translations and/or an interpreter are provided.
  • All money deposits are held in escrow by the notary until completion.

VIEWINGS

  • We collaborate with international and local agencies in the area and can organise and accompany you on viewings of properties also listed by them.  This is done on a split commission basis and at no extra cost to you.

DOCUMENTATION

  • We will supply you with all paperwork pertaining to a property when you view it.
  • We will also calculate all costs relative to the purchase (notary fees, purchase taxes etc…), future council taxes and overheads and, in advance of any commitment to a purchase, complete estimates for any works you might wish to do.

POST-PURCHASE SERVICES

  • We offer, together with our partners, a full range of post-acquisition services:  General caretaking & maintenance; organisation of projects & permissions, renovations & small building works and a rental management service for people wishing to rent out their properties.

The agency is registered at the Chamber of Commerce in Arezzo and has been a member of FIAIP (Federation of Professional Italian Estate Agents) since 1997.
